Sphere Abu Dhabi on Yas Island: the first venue outside the US to open by 2029
The roughly $1.7 billion project is going up on Yas Island between Yas Mall and SeaWorld. Capacity of up to 20,000 and a 16K Exosphere screen wrapping the whole building. What it changes for property on the island.
Yas Island in Abu Dhabi is getting a Sphere — the second venue of its kind in the world and the first outside the United States. Opening is announced for the end of 2029, and the project is valued at around $1.7 billion. It is being delivered jointly by the emirate’s culture and tourism authority and the venue’s operator.
What it will be
- Capacity — up to 20,000 people.
- Exosphere — an external 16K LED screen covering the entire building.
- Programme: immersive shows, concerts, residencies and major international events.
- Local programme: dedicated productions about Emirati culture have been announced, and the external screen is planned to be given over to work by the country’s artists.
- Location: a plot between the island’s mall and its marine park, next to the race circuit and the airport.
Why it matters for the island’s property market
Yas is already the most concentrated entertainment destination in the UAE: theme parks, a water park, a race circuit, a mall, a golf course and concert venues. Sphere adds a venue that is a reason to travel in its own right — and by 2029–2030 other announced projects on the island join it.

- Short-term letting gains an event-driven flow with high seasonal density — concerts and residencies run all year round, unlike the races.
- Long-term letting is supported by the staff of all these venues: an entertainment cluster of this scale is a major employer.
- Land values on an island with fewer and fewer free waterfront plots respond to every new anchor project.
A caveat
2029 is a long way off, and megaprojects slip. Buying property for the venue’s opening only makes sense if the property is good without it — then the opening becomes a bonus rather than a condition for the investment to pay off.
