Villanova is a townhouse community aimed at families. Buyers routinely compare its yield against an apartment's and reach the wrong conclusion, because five things differ at once.
Five differences
- Lower yield, longer tenancies. Families stay for years and move rarely: fewer voids, but a worse rent-to-price ratio than apartments.
- You own the fabric. Roof, external walls, garden and plant are your maintenance budget, not a service-charge line. It does not appear in a yield table; it does appear on your bank statement.
- A community charge instead of a building service charge. It funds shared landscaping, security and facilities, and it is structured differently.
- A narrower buyer pool on exit. Townhouses sell to families rather than investors — fewer buyers, longer decisions, slower sale in any market.
- Location is unforgiving. Family buyers weigh schools and commute heavily, so a townhouse in the wrong place is much harder to let than an apartment in the wrong place.
What the format gives in return
- Space and a plot for money that would not buy the same area in an apartment closer in.
- Tenant stability, which means fewer re-letting costs and less wear from moves.
- Land that cannot be reproduced — the durable part of the value.
How to compare honestly
Use net yield, not gross, and include the things an apartment does not have: external maintenance, garden, and eventual replacement of air-conditioning plant. Then compare days on market for resale. A property that takes nine months to sell carries a cost that appears in no yield calculation.
What to check in the community
- Plot area separately from built-up area — listings quote the second.
- What may be extended: plot coverage, setbacks and community rules.
- Community charge and what it funds, with history.
- Schools within a realistic distance and the commute at peak — a family tenant weighs both routes.
- Achieved rents for townhouses here specifically, not Dubailand averages.
