Madinat Jumeirah Living running costs: what a year of owning a seaside apartment costs
Seafront neighbourhoods cost more to run than city ones, and the difference is made up of several lines. Here they are, one by one.
An apartment by the sea costs more not only to buy. The annual running cost of seaside housing is made up of lines that an ordinary city building either does not have or has in smaller amounts. Let’s add them up.
What goes into the annual cost
- The building service charge — the main line, charged per square foot per year.
- The master-community charge, if the neighbourhood is part of a master plan: promenade, landscaping, security of public spaces.
- Cooling charges. Where district cooling is used, there is consumption and often a fixed capacity charge that runs even when the apartment is empty.
- The housing fee, which Dubai collects through the electricity bill and calculates from the property’s rental value.
- Contents and liability insurance — the building’s policy does not cover them.
- Apartment upkeep: air conditioning, minor repairs and, by the sea, faster wear of fittings and external elements.
Why it costs more by the sea
- Salt air. Facades, railings, mechanisms and external fittings have a shorter life and need servicing more often.
- More shared infrastructure: promenade, beach area, landscaping, security — all of it is maintained and split among the owners.
- A higher maintenance standard. Seafront neighbourhoods keep it up, because both rents and prices depend on it.
How to work it out before buying
- Ask for the service charge and the master-community charge with their history over several years, not just this year’s figure.
- Find out how cooling is billed and who pays the capacity charge — the owner or the tenant.
- Add everything up and bring it to a per-square-foot figure. Only that number is comparable between buildings.
- Multiply by your holding period — over ten years the difference between buildings becomes comparable to what you would haggle off the price.
