Layouts and the handover date come from the sales-launch announcement; the date
of that announcement is shown next to the prices. It is what the developer
claimed at launch, not a registry record — off-plan, phasing and dates get
revised. I will send the current ones over WhatsApp.

About the project
Christian A. Rockefeller Business Tower is an 87-storey office building in Sheikh Zayed Road, currently under construction.
The developer is LMD.
The building holds 332 units in total. Height — 400 metres.
There is not a single lot in this project in the database right now — it is refreshed every night, and listings here appear and go.
An LMD office tower on Sheikh Zayed Road, between Downtown, DIFC and Business Bay: 400 metres, 87 floors and 332 Grade A offices, from a 100 sqm suite to a 1 245 sqm full floor. It carries the name of Christian Aldrich Rockefeller, a sixth-generation descendant of John D. Rockefeller, and is the first Rockefeller-named project in Dubai. Sales opened in October 2026; handover is due in Q2 2031.
The address
The tower sits on Sheikh Zayed Road between the Business Bay and Burj Khalifa/Dubai Mall metro stations — registered as Business Bay, on the highway side. Per the developer’s fact sheet both stations are two minutes away, Dubai Mall and Burj Khalifa five, DIFC and City Walk eight, DXB airport twenty.
This is the city’s tightest office corridor: quality buildings along Sheikh Zayed Road and in DIFC have almost no vacant space, and plots for new offices are nearly gone. Most office launches of 2026 are in the suburbs — City of Arabia, Motor City, Sports City, DLRC — where both the price and the tenant are different.
The tower and the unit mix
The structure is 4B + G + 12P + 4MEC + 71 + R: four basements, a podium with 1 100+ parking spaces, offices from level 15 to level 86. The tower is 400 m tall.
Offices come in five formats: Core — 124 units of 1 077–1 307 sqft, Medium — 80 units of 1 488–1 522 sqft, Premier — 84 units of 2 295–3 251 sqft, half floors — 34 units of 5 887–7 555 sqft on levels 58–85, and full floors — 10 units of 11 541–13 400 sqft on levels 71–80. That range is rare: next door at AHS Tower the smallest lot is a half floor.
There are 23 elevators with 39 cabins: sixteen high-speed double-deckers split between low and high zones, three parking shuttles, three for the amenity floors and one service lift.
Five floors of amenities
Level 13 has a spa with an ice room, sauna and steam room, a padel court and an infinity pool with cabanas; level 14 a gym, studio and juice bar. All of level 87 is The Exchange and observatory: co-working, meeting rooms, podcast rooms, an event hall, a second infinity pool and an outdoor bar. The podium holds restaurants and retail.
In total 29 835 sqft is given to amenities — unusually generous for an office tower, where a lobby and a café are the norm.
Terms
The developer does not publish prices; the exclusive agent Devmark issues the price list on request. Broker guides of “from AED 4 000 per sqft” circulate, but no developer document confirms them, so they are not quoted here.
The standard plan is 50/50: 4% Land Department fee, 10% on signing, 10% after one month, then six 5% instalments every six months and 50% on handover. An alternative takes 20% up front and skips the one-month payment. The 5% VAT is spread across instalments rather than paid up front. Service charge is estimated at AED 18 per sqft a year. Freehold ownership.
Who is behind it
The developer is LMD, in Dubai since 2012: Marina Living, Continental Tower and Boutique XII are complete, Taiyo Residences and The Pier Residence are under way. This is LMD’s first office tower and first supertall.
Christian Aldrich Rockefeller (born 1991) is a great-grandson of US Vice President Nelson Rockefeller and a great-great-grandson of John D. Rockefeller Jr., who built Rockefeller Center in Manhattan in the 1930s. The family’s landmark buildings in New York were places of business: Rockefeller Center, the Chase Manhattan tower in the Financial District, and the World Trade Center, championed by David Rockefeller. The Dubai tower continues that line — and it is an office tower too.

Nothing in the stock for this project right now
Lots for this project come and go, and the stock is topped up nightly. Message me — I will look through the closed bases and find the closest alternatives in Sheikh Zayed Road.
The final payment on this building falls in 2031 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.

Corinthia Dubai, twin towers above 500 m on Sheikh Zayed Road with a rooftop pool and a Corinthia hotel, is due by 2030. Al Habtoor Group has announced an AED 5bn ($1.36bn) office tower in Al Habtoor City. What the two projects say about the market and who should care.
In January 2025 DLD allowed owners of 457 private plots — 128 on Sheikh Zayed Road and 329 in Al Jaddaf — to convert them to freehold for all nationalities, for a fee of 30% of the valuation based on gross floor area. What it means for apartment buyers.
In 1979 Dubai's tallest building was the 149-metre World Trade Centre. Today the UAE has 37 towers above 300 metres — second only to China's 122 and ahead of the US with 31. Five record holders, what comes next, and what height means for a buyer.
A corridor of towers along a twelve-lane highway. The address could not be more central, and almost everything here comes down to the floor and the side of the building.
New supply is lagging demand: prime-location Grade A rents rose as much as 25% in six months, and the shortage of quality office space is expected to persist until 2027–2028 — a new project takes up to four years to build.
Three major office schemes are rising around DIFC and Business Bay: Immersive Tower ($300m, 58 573 sq m, 2027), Aldar's 88 000 sq m tower by Emirates Towers metro (Q4 2027), and an office park with a theatre on Business Bay's largest plot. Vacancy in central clusters sits at 2–5%.
Azizi Developments is building a 725-metre skyscraper on Sheikh Zayed Road for $1.5bn: a seven-star hotel, a vertical mall and an observation deck at 649 metres — higher than Burj Khalifa’s. Completion in 2029, apartments from AED 8.6m.
