The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.

A 19-storey LMD tower on one of the last free plots in Dubai Marina: 205 apartments, one and two bedrooms. By September 2025 the façade was finished and lit, with fit-out still under way at the base.
Per the developer's brochure, Marina Living is 205 residences over 19 storey levels, laid out as one- and two-bedrooms only. Views are stated toward the inlet and Sheikh Zayed Road. The plot is described as one of the last remaining in Dubai Marina.
Shared amenities sit on the podium: a rooftop infinity pool, a padel court, a children's playground, a landscaped barbecue area, a gym, and separate steam and sauna rooms.
Per the brochure, the kitchen in each apartment is open to the living room; the listed appliances are a refrigerator, an oven and a cooktop.
Marina Living is a project by LMD, an Egyptian developer active in Dubai since 2011 through the Continental Investment Company. It is the company's second building in the Marina: the first was the 29-storey Continental Tower, delivered and sold out.
LMD's June 2023 profile describes it as a 19-storey tower with views in every direction on one of the last remaining plots in Dubai Marina. The developer also stresses transport: you can reach the rest of the city by water taxi and tram without getting in a car.
The developer's unit-by-unit list dated 03.03.2023 had 28 apartments available — 13 one-bedrooms and 15 two-bedrooms. One-bedrooms run from 757 to 849 sq ft and two-bedrooms from 1,186 to 1,266 sq ft: a generous mix for the Marina rather than compact studios.
List prices were AED 2,092–2,463 per sq ft, with a developer discount of about 5% on top: after it, one-bedrooms were AED 1.64–1.97 million and two-bedrooms AED 2.44–2.84 million. In June 2023 an 849 sq ft one-bedroom on the 3rd floor was offered at 1.7 million.
The list sets out views by side: two-bedrooms face Dubai Marina and the Stella Maris tower, one-bedrooms face Sheikh Zayed Road, Stella Maris or the neighbourhood and podium. On the price list the floor matters most: Marina-facing two-bedrooms run from AED 2,167 per sq ft on the 5th floor to 2,463 on the 15th.
These are three-year-old prices: a reference for where the building started, not today's price list. Current units on request.

The developer quoted handover for Q2 2025. Our photos from 26.09.2025 show the tower's façade finished, lit up in the evening, with the LMD logo at the top; at street level there was still scaffolding, meaning the lower levels were being fitted out. The propsearch passport records the building as completed in 2026 and counts 22 levels — the brochure speaks of 19 residential floors, the rest being podium.

Worth noting: the developer clearly marked walking and driving distances with separate icons — that isn't always the case, and in other brochures a "5 minutes" can quietly mean a drive.
