What is known about the project

Sea Mirror Residences is built by Lamar Development, with architecture by Dewan Architects & Engineers, one of the largest practices in the Middle East. Al Shafar Engineering is doing the building works and NSCC International laid the foundations — the same contractor that did the foundations for Canal Front Residences further along the bank.

The Land Department puts the construction value at AED 320 million. That is the largest budget among the single buildings of the Jumeirah bank: Mr. C stands at AED 221 million, Four Seasons Private Residences at AED 244 million, The Melgrano at AED 220 million.

Construction has been running since March 2022 with a stated handover of September 2026. The building is still under development, so the storey count and the exact unit mix are not yet recorded on the factsheet: those have to come from the developer and be checked against the permit documents.

The location is Jumeirah 2, the westernmost part of the street. Beyond it the canal turns towards the Gulf and the waterfront development stops: Sea Mirror effectively sits on its edge.

How this stretch differs from the rest of the street

The western edge is closer to the sea and further from Sheikh Zayed Road. Jumeirah Beach and the Four Seasons Resort are a few minutes away; Downtown is a couple of minutes further than from Al Wasl.

The second difference is density. In the eastern half of the street the buildings stand shoulder to shoulder; here the development is sparser, so there are fewer neighbours and less chance of a view being closed by a new block. There is practically no land left for new projects on this stretch.

The third is stage. On the Jumeirah bank, Four Seasons Private Residences, Mr. C and Eden House The Canal are already handed over, while Sea Mirror and The Melgrano are still building. For a buyer that is a choice between "you can see what you are buying" and "entry at construction stage": the first carries a premium for the absence of risk, the second puts the risk on you.

Who it suits and what to weigh

The project is worth looking at for anyone who wants a waterfront address but is not ready to pay the price of a completed building. The gap between finished and under-construction stock on this street is significant, and that gap is the price of uncertainty.

The second case is buying for yourself on a two-year horizon: handover is stated for September 2026, so the wait is short and the risk is lower than in a building that has just come out of the ground.

It does not suit anyone who needs numbers today. There is no recorded storey count, no transaction history in the registry and no completed common area to walk through. What exists is the budget, the developer, the contractor and a date.
