Jumeirah property: H&H’s Peninsula Dubai — Rosewood Residences and RSHP-designed homes around a new marina
In Jumeirah 2, H&H is building Peninsula Dubai: a waterfront district with a marina, a 195-key Rosewood hotel, 63 Rosewood residences and five villas by Hopkins Architects, and residential buildings by RSHP. Rosewood opens in 2029; the RSHP residences target early 2029.
Jumeirah 2 is one of Dubai’s most expensive and most private stretches of coast: older villas, private beaches, and Jumeirah Bay Island with its Bvlgari resort next door. There is almost no free waterfront land left here, so any new scheme on this line is news. The largest is H&H Development’s Peninsula Dubai, a waterfront district with its own marina, hotels and homes, designed by an unusually long list of well-known architects.
What Peninsula Dubai contains
H&H is owned by the investment firm Bright Start and is known for its Eden House line and for Four Seasons projects in Dubai. For Peninsula Dubai it has assembled Jean-Michel Gathy, Richard Rogers’ practice RSHP, Kerry Hill, Bjarke Ingels, Hopkins, Banda and Joyce Wang. Homes are sold in two formats.
- Peninsula Dubai Residences. Ten interconnected buildings with a hotel and apartments arcing around a new marina. Architecture by RSHP, interiors by 1508 London. Two- to four-bedroom apartments and penthouses, with handover targeted for early 2029.
- Rosewood Residences Dubai. Rosewood’s Dubai debut, announced in August 2025: 63 residences and five sea-facing villas designed by Hopkins Architects with interiors by Banda, next to the 195-key Rosewood Dubai hotel with eight garden villas, a private beach and a club. Hotel and residences are due to open in 2029.
Why this is not just another branded tower
Dubai now has dozens of branded schemes, and a logo alone guarantees little. Peninsula Dubai differs in three ways. Location: this is Jumeirah 2 beachfront, minutes from the centre rather than on the city’s edge, and the city rarely releases plots of this calibre. Density: 63 Rosewood residences make an intimate building rather than a tower of hundreds. And an operating hotel of the same brand next door, which means service that will actually run rather than exist on paper.

The limits are just as clear. This is a long hold: completion is almost three years away, and buyers in this bracket are looking for a second or third home, not rental yield. Reselling before completion is possible, but the buyer pool is narrow and deals take months. Prices are not published and are given on request; compare them with recent transactions on Jumeirah Bay and Pearl Jumeira rather than with city-wide averages.
