What the building is

Eden House The Canal was built by H&H Investments and Development, a developer with a long Dubai record that is building a second, much larger project on this same waterfront — Eden House The Park. The architecture is by DXB Lab.

The factsheet gives a seven-storey building of 100 units in Jumeirah 2, directly on the water. The mix is unusually broad for this street: studios, one-, two-, three- and four-bedroom apartments, penthouses, duplexes and seven three-storey villas within the scheme.

Construction ran from December 2022 to January 2026. The Land Department puts the construction value at AED 236.3 million. Launch prices were quoted from AED 3.3 million, with a 60/40 payment plan — 60% during construction, 40% on handover.

The building is finished, and that is its main difference from half its neighbours. The shared areas, the finish, the view from a specific window and the real service charge can be seen here rather than discussed off a render.

Deal prices, and the one that surprises

The registry gives three recent markers. A three-bedroom of 2,887 square feet sold for AED 14.95 million in July 2026 — AED 5,178 per foot. A two-bedroom of 1,815 feet went for AED 9.2 million in June 2026, AED 5,069 per foot. Both sit in one range and look like a market.

The third deal breaks sharply: a one-bedroom of 1,162 feet sold for AED 2.655 million in July 2026, or AED 2,285 per foot — half the rate of its neighbours in the same building. That usually means an assignment on an old contract, a sale between related parties, or a unit with a materially worse position in the building.

The practical conclusion: you cannot average Eden House The Canal. Ask for the full registry run for the building and read each deal on its own — here one figure out of three can move a valuation by half.

A rate of around AED 5,000 per foot places the building in the middle of the street: dearer than Eden House The Park across the water (around AED 3,600) and far cheaper than Four Seasons Private Residences on the same bank (above AED 14,000).

Location and format

The address is Jumeirah 2, the northern bank, next to Four Seasons Private Residences and Sea Mirror Residences. Around it is old low-rise Jumeirah: villas, schools, clinics, a beach a couple of minutes away. Downtown and DIFC are about ten minutes off.

The "a building, not a tower" format is the core argument. A hundred homes over seven storeys is about fifteen per floor — a lot for this waterfront and still very little for Dubai, where an average Business Bay tower runs past five hundred units.

That drives the entry price too. Eden House The Canal is the cheapest way onto the Jumeirah bank: a studio or one-bedroom here costs an order of magnitude less than a residence in The Rings or Four Seasons. The neighbours will be correspondingly varied, and that is part of the picture as well.

Who it suits

The first case is entry to an expensive address on a small cheque. An apartment of this size does not exist at all in One Canal, The Rings or Four Seasons; here it does.

The second is buying completed stock with no construction risk. The building is done, the date is known, the common areas work, and the service charge can be read off an invoice rather than a presentation.

The third is letting. Of every building on this waterfront, this one fits it best: there are incomparably more tenants for a two-bedroom by the water than for an AED 80 million sky mansion. The yield still has to be counted on fact, but here it can at least be counted.
