The Four Seasons Private Residences Dubai was built by Four Seasons Hotels and Resorts itself, through a subsidiary called Private Residences Dubai. That is unusual: a hotel operator normally licenses its name to a third-party developer, and here the brand was the developer.
The factsheet gives a six-storey building of 28 residences in Jumeirah 2, directly on the Dubai Water Canal. The mix is two-, three- and four-bedroom apartments plus villas. The Land Department puts the construction value at AED 244 million.
Construction ran from October 2020 to October 2022 — two years, with no slippage. Launch prices were quoted from USD 3 million, and by the project’s own account the building sold out within three months of release.
The key difference from its neighbours is service. Owners receive five-star hotel service and access to Four Seasons hotel amenities. That is not a list of building facilities but an operating service with permanent staff, and it is priced accordingly.
The dearest square foot on the waterfront
The registry for this building produces figures that exist nowhere else on the canal. In April 2025 a four-bedroom residence of 9,443 square feet sold for AED 140 million — AED 14,827 per foot. In November 2025 a two-bedroom of 2,473 feet went for AED 36.326 million, or AED 14,688 per foot.
The third deal sits apart: in May 2025 a four-bedroom of 5,795 feet sold for AED 52.5 million, AED 9,059 per foot. A spread between AED 9,000 and AED 14,800 per foot inside one building is not a data error — it is what a one-off market looks like, where price depends on floor, view and how urgently the owner was selling.
For scale: across the water in Al Wasl, deals cleared at AED 3,500–5,300 per foot. Four Seasons on this street trades at roughly three times its neighbours across the canal. Three things are being paid for at once — the brand, the hotel service, and the fact that there are only twenty-eight residences.
Location
The address is Jumeirah 2, the northern bank, next to Eden House The Canal and Sea Mirror Residences, with Mr. C and The Rings a little further along. The Four Seasons Resort Dubai at Jumeirah Beach is a separate property on the coast and should not be confused with this building.
Around it is old Jumeirah: villas, schools, clinics, a beach a couple of minutes away. Downtown and DIFC are about ten minutes by car. That is the trade this bank is paid for — a quiet low-rise district with the centre next door.
The building completed in 2022, so it is available on the resale market only. The developer has held no unsold stock since 2021; everything that appears is a resale from an owner, and supply is counted in single units.
Who it suits
The first case is a home with hotel service. For an owner who spends part of the year in Dubai and does not want to manage a property for the rest of it, hotel operations remove the entire domestic load.
The second is capital preservation. Twenty-eight residences, a completed building, a first-tier brand and a waterfront where no new plots will appear: supply here will never grow.
Letting is possible but has to be modelled strictly. Rents at this level are high, but hotel-standard servicing costs money too, and the net yield in percentage terms will sit below Business Bay. This is not a purchase about a percentage.
A quick resale is not what this is for. The building records a handful of deals a year, buyers are found by introduction, and the spread in the registry shows how much depends on the negotiation.
