Off-plan in Dubai is bought on a payment plan: part at launch, part during construction, the balance at the keys. It lets you in for a fraction of the price, but it also ties you in for years — so a wrong choice costs more than it would on a ready home.
Buyers’ money goes into the project escrow account and reaches the developer as construction progresses. That guards against money being spent elsewhere, but not against delays, design changes or a building where hundreds of units hit the market at once on handover.
We look at a new project through the eyes of its future seller: the developer and how past projects were delivered, how much is due at the keys, whether the contract can be assigned before handover, and what happens to prices when the building fills up with identical offers.
