Scope Investment: a 2022 tower, and the first wave of resales
A Dubai Marina tower completed a few years ago. Buildings at this age go through a predictable event that shapes their prices — and it is a buying opportunity if you can see it.
A ready home is for when you need the result now: move in, let from the first month, get a residence visa on a finished property or take a mortgage on ordinary terms. Resale prices are also more transparent — every building has a record of closed deals.
The hard part is not finding a flat but not overpaying for it. Portal listings are duplicated, some are long out of date, and the asking price is not the deal price. So we start with what units in that building actually sold for.
Then the condition. The seller is not obliged to fix anything, which makes a technical inspection report the basis for negotiation — with figures and photos rather than impressions.

Closed sales and rents in the building and next door. Overpriced listings show up immediately.
In person or on video: view, floor, noise, the state of common areas and how the building is run.
Owner documents, encumbrances, service-charge arrears, an existing tenancy. A technical inspection if needed.
An argued offer, the contract, a mortgage if needed, and registration at the Land Department.

It depends on the goal. A ready home earns rent straight away and is easier to finance; off-plan lets you in for part of the price and grows to handover, but ties you in for years.
Yes, with some banks. Non-resident terms are stricter — a larger down payment and closer income checks — so we check the property is financeable before the deposit.
The tenancy passes to the new owner. For an investor that means income from day one, but the contract terms need reading before the deal.
