Seagate, Seascape and Sunridge: how to pick a flat inside Emaar’s Mina Rashid masterplan

Seagate, Seascape and Sunridge are Emaar’s collection at Mina Rashid, the old port being rebuilt as a waterfront quarter. Inside a multi-phase masterplan the gap between a good unit and a mediocre one is often wider than the gap between districts, and it comes down to four things: block, view, layout and phase.

What are Seagate, Seascape and Sunridge?

Three parts of one Emaar masterplan. Seagate is residences beside the marina with views over the water, Seascape is housing by the promenade, and Sunridge belongs to the newer phases of the plan, as the collection stood in January 2023.

The district around them is the redevelopment of the old port into a residential quarter with a marina, a beach and a promenade. Emaar’s developed masterplan and the short distance to the centre are what underpin demand.

The investment argument is a familiar one. A proven masterplan by a strong developer at the water combines the prospect of capital growth with steady rental demand, and the marina and the views add a premium to the rent.

The developer’s name works on the exit as well. Emaar stands for reliability and for liquidity, and that is part of what the next buyer will be paying for.

What did buying early mean at Mina Rashid?

It meant buying a district part of which existed in the masterplan and not yet in concrete. Promenades, retail and public spaces are completed phase by phase, and daily life for the first residents is more modest than the renders.

The economics of an early purchase rest on exactly that gap. The entry price reflects the district as it is today; its value several years out reflects the finished picture.

As the marina, the beach club and the shopping streets open, the location ripens. Historically that has been one of the main sources of growth in the masterplans of large developers.

The other side is the years during which the district remains a building site. That has to be written honestly into what you expect from rent in the first years.

Does the position of the block matter more than the project?

Often, yes. Buildings on the first line to the marina and the water will always be the premium ones. Blocks set further back win on price, and they also grow more slowly.

The direction of the view comes next, and it has three levels. An outlook over the marina and open water carries the highest premium. A view of inner courtyards and park areas sits in the middle.

A view of the construction of future phases is the third level. It is a temporary discomfort — and sometimes a discount on the way in, for a buyer prepared to wait it out.

Which floor, which layout, which phase?

In waterfront buildings the balcony and the orientation of the living room towards the water decide the value. A layout that gives the view to the bedrooms and not to the shared space is worth less.

Phase is the fourth rule. Early phases win on price. Late phases win because the buyer can see surroundings that are already built.

The middle of a masterplan often gives the best balance between the two. It is neither the cheapest entry nor the most finished setting, and it takes a part of each.

The choice is an exchange of return for predictability. Early phases at the water are for maximum growth; a purchase made once the key infrastructure is open is for minimum risk.

What rent should an owner by the water expect?

A double profile. Long-term tenants are families and couples who value the promenade, the beach and a calm rhythm close to the old centre and the airport. Short lets follow as the marina and the resort infrastructure open.

The more life there is in the district, the higher the occupancy of nightly lets. The practical conclusion: for the first years after handover treat long-term letting as the base model and short lets as upside while the district ripens.

Put the waterfront community’s service charges into the sum, along with furnishing — compulsory for short lets — and the seasonality of tourist demand.

Rents on view units at the water generally run well ahead of the city average. The spread inside a single building, between a flat with a view and a flat without, is substantial too.

Where does Mina Rashid sit among Dubai’s waterfronts?

On a field of its own: water plus closeness to old Dubai. The historic part of the city is next door and the airport a short drive away, with a full marina and a beach inside the district — a combination most rivals lack.

The Marina and Beachfront have a more established resort dynamic, but on density and price that is a different conversation. The newer reclaimed projects lie further from the centre.

Two things follow for strategy. The product is differentiated, so at resale it will not dissolve in a mass of identical offers.

And the end buyer here chooses the atmosphere and the logistics specifically, and not an abstract flat by the sea. Whoever sells or lets has to be able to reach that person with their marketing.

The checklist before buying in the district

Study the masterplan and establish which phases and which infrastructure will be built by the time your block is handed over. Check where the block stands in relation to the marina, the beach and future construction.

Compare the price per square metre with other waterfront projects at a comparable stage. Assess the payment plan, and in particular the share that falls due after the keys are handed over.

Ask for an indication of the service charges and work out the net yield at a conservative rent. Then settle the horizon: a speculative exit by assignment, a sale after handover, or a hold for rent until the district matures.
