The studio question: the smallest unit is often the best-performing one

Ask an investor what they want and the answer is rarely "a studio". Ask what performs, and in Dubai the compact central unit wins on almost every measure that matters to a landlord. The gap between those two sentences is where a good part of the market's value sits.

Why the numbers favour the small unit

Rent does not scale with area. A studio does not let for half of what a two-bedroom lets for, so yield per dirham invested is higher — and that difference is structural rather than a market condition.

Costs scale with area, and against you. Service charge is levied per square foot, so the smallest unit carries the smallest charge; furnishing costs less; and cooling in an occupied unit is lower. Every line of the running budget favours the compact plan.

And the tenant pool is the deepest in the city: single professionals, couples, corporate placements, and — where permitted — short-stay visitors. Depth is what produces short voids, and voids do more damage to an annual return than a difference of a few percent in rent.

Where the format fails

Location intolerance. A studio works in a central, walkable district with employment and transport — Business Bay, Downtown, the Marina, the creekside districts. The same unit in an outlying community competes against a one-bedroom for barely more money and loses.

Bad plans. Some studios are a room with a kitchen against the wall and a window at one end; others have a defined sleeping area, storage and a usable balcony. The second lets at a premium to the first in the same building, permanently.

And resale to owner-occupiers is thin: almost nobody buys a studio to live in long term. The resale market is other investors, which means your buyer will price it on yield — so a unit with a weak letting history sells at a weak price, regardless of the finish.

How to buy one well

Central, walkable, near transport, in a building with a service charge you have checked against a delivered comparable. Those four conditions carry more weight in this format than in any other.

Prefer a well-planned studio in a good building to a poorly planned one-bedroom in the same tower. The tenant is choosing on usability, not on the label in the listing.

And underwrite on a long let, treating short-let as upside where the building permits it. Central compact units are exactly what the short-let market wants, and a purchase that only works at nightly rates is a business rather than an investment.
