The tallest office tower in Dubai: why the title keeps changing hands

Which building holds the title?

Formally it depends on whether you count mixed buildings, where offices share floors with a hotel, or only pure office towers. In the Uptown Dubai cluster a supertall aimed at business use has risen to a height of roughly 340 metres.

At the same time new projects have been announced and are under construction by DIFC and along Sheikh Zayed Road, and they lay claim to first place in the next cycle.

Titles do not live long in Dubai: the city builds faster than the reference books are updated.

It is more accurate to speak of a group of record-holding towers, each of which was the tallest office point in the city at the moment it was finished, and of a pipeline of projects ready to displace the leader within a few years.

Why is the Burj Khalifa not counted?

Because it is a mixed-use building: homes, a hotel and only part of the floors given to offices. Rankings of office skyscrapers usually take towers in which the business function is the main one.

The race described here concerns buildings designed entirely for companies to work in — with retail lobbies, sky lounges for meetings and floors laid out for corporate headquarters.

Dubai is used to superlatives: the tallest building on the planet, the largest shopping mall, the longest automated metro line. The contest for the tallest office tower has been running for some years in the shadow of those residential records.

Why are supertall offices back in fashion?

Because demand turned. After the 2010s developers worldwide preferred apartments, which are easier to sell unit by unit, and office towers long trailed residential ones. Dubai reversed that trend.

A wave of corporate relocation brought banks, funds, trading firms and technology companies to the city. Vacancy in quality buildings in the central districts, by consultants’ estimates, fell to minimal levels.

The office segment is living through an acute shortage of Grade A space, and each new supertall answers a real request: international companies need large modern floors in recognisable buildings.

One tower solves several problems at once. It delivers tens of thousands of square metres in a single spot beside the business clusters, gives the city a new architectural symbol and lets the developer gather premium tenants under one roof.

As a rule it is the flagship skyscrapers that fill first, before they are even commissioned.

What does height give a tenant in practice?

More than prestige. The upper floors of a supertall offer panoramas that work as a brand instrument: a meeting room looking onto the Burj Khalifa and the bay impresses clients more than any presentation.

Flagship towers are also designed to the latest standards — high-speed lifts with smart dispatching, energy-efficient façades, certification under green standards.

Three practical advantages follow. Large undivided floors are a rarity on the market and critical for big headquarters. The building carries its own service infrastructure: conference centres, lounges, restaurants.

And a recognisable address makes it easier to hire staff and to deal with partners.

The other side is price. Rates in symbol towers are as a rule well above the market average, and a queue of tenants lets owners decline to negotiate. The shortage of Grade A space only strengthens that premium.

The economics of a record

A supertall costs more per square metre to build than an ordinary building: complex foundations, wind testing, expensive façade and lift systems.

A developer accepts that cost when confident of a premium on the rent and of a marketing effect on the whole surrounding district. A flagship tower raises the value of the land and property around it.

That matters most to companies developing entire clusters, for which the tower is an anchor rather than a single asset.

For investors such projects are interesting indirectly. Buying office floors or units in landmark buildings is a way into a segment with durable demand, though in some buildings space is sold and in others it is only leased.

The entry ticket is high, however. Private capital therefore more often chooses offices in second-line buildings, which rise in price in the wake of the flagships.

How do records redraw the business map?

Each new supertall shifts the centre of gravity of business activity. Office life once concentrated around the old business district by the World Trade Centre, then in DIFC and Downtown; later Business Bay and the free-zone clusters were added.

Office landmarks in new locations stretch the business axis of the city along Sheikh Zayed Road and create demand for housing, hotels and services nearby.

For the property market this is a predictable multiplier. Beside business verticals apartment rents rise, footfall in restaurants and retail galleries grows, and prices for parking and last-mile storage firm up.

Watching where the next record tower is being built therefore shows, ahead of time, which district of the city is likely to rise in price.

The race mirrors the economy. The city attracts companies faster than it can build, and answers the shortage with new vertical records; for tenants the choice is between status and price.
