Tanmiyat Global

A developer with Saudi roots and nearly half a century of history at home, which entered Dubai through the figure of one specific construction contractor — his firm grew so closely tied to the group that its founder eventually rose to lead Tanmiyat itself.

What kind of developer this is

Who they are: a Saudi group with nearly half a century of history

Tanmiyat Global traces its history back in Saudi Arabia to the last century, and the group took its current form considerably later. A company this old is unusual among second-tier developers in the Dubai market, most of which were founded much later. The company's home market is Saudi Arabia, and its Dubai presence was formalised even later, with developer registration at the Dubai Land Department.

For a buyer, that means the company's decades of accumulated reputation should be weighed first against the Saudi property market, which runs under its own regulatory rules, different from Dubai's. The company's local Dubai track record is more modest in count and starts later than the group's overall age might suggest.

How a construction contractor ended up leading the group

The current CEO, engineer Mohammed Bin Odah, had earlier founded his own construction company, Delta Emirates. Over time Delta built a close strategic relationship with Tanmiyat, which eventually led to Bin Odah's appointment as group CEO. That trajectory — from head of a contracting, construction organisation to leader of a development group — is unusual in a market where management more often stays with landowners or financial investors rather than practising builders.

For a buyer, this is a potentially meaningful signal: a leader with a background specifically in construction, rather than only sales or finance, is in theory more attentive to on-site execution — schedules, contract quality, contractor oversight. But that is a management hypothesis, not a guarantee, and it is worth checking against the actual condition of the company's completed buildings rather than taken as given.

The Dubai portfolio: small but checkable

In Dubai the company has six Dubai Land Department-registered projects, five of them completed, and a sixth, the Living Legends Phase 7 residential complex in Wadi Al Safa 3, under construction and stated as nearing completion. That is a small portfolio by the standards of Dubai's major developers, but a fully surveyable one: a buyer has the practical ability to personally inspect all five of the company's completed buildings and form their own view of quality, rather than relying solely on brand reputation.

In our catalogue, the company's project appears under the name The Court Tower in Business Bay — another example of working in a prestigious, densely built business district where competition for buyers is especially high and a new building is inevitably compared against dozens of neighbouring offers from far larger developers.

What the regional presence beyond the UAE adds

The company runs joint projects in Saudi Arabia, Jordan, Turkey and Sudan — a footprint noticeably wider than a typical second-tier Dubai developer's. Operating across several Middle Eastern regions like this usually means more experience navigating different regulatory regimes and construction cultures, which in theory raises the company's overall management maturity.

But as with any multi-country portfolio, execution quality inevitably varies from market to market, and a regional presence on its own does not substitute for checking the specific Dubai buildings — those are the only thing that determines what a buyer in this city actually receives.

Who this suits

Tanmiyat Global suits a buyer who values a developer's long, institutional history in its home market and leadership headed by a practising builder rather than purely a financier. It suits an investor willing to closely examine all five of the company's already-delivered Dubai buildings before deciding — there are few enough that this is actually feasible. It does not suit a buyer looking for a developer running many projects in parallel with a wide choice within one brand.

What these numbers mean, and what they do not

The developer is inferred from the project name — there is no developer column in the base. So the figures describe our stock, not the company's share of the Dubai market: a developer sitting on an enormous volume of completed housing can look smaller here than one whose projects reach the resale market more often.

These are asking prices, not closed transactions. For a specific building I pull the registered Land Department sales and show where deals actually closed.

Questions

Tanmiyat Global: questions and answers

Is Tanmiyat Global a reliable developer?

Founded: 1982, Saudi Arabia; the group in its current form was formed in 2005. A developer is checked against the Land Department’s open register rather than a brochure: it shows the licence status, the construction progress of each project and the registered escrow account. On off-plan the buyer’s money goes into that account under RERA supervision and is released against verified milestones. The full dossier is in the write-up above.

What projects is Tanmiyat Global building?

The site catalogue covers 1 project by Tanmiyat Global, each with a building passport — storeys, units, handover date and bedroom mix. They are listed above. Any lots on sale appear directly beneath their project.

Should I buy from Tanmiyat Global direct or through a broker?

The price is the same: on off-plan the developer pays the broker’s commission, not the buyer, so going straight to the sales office saves nothing. The difference is elsewhere — a developer’s sales office shows its own projects only, and will not tell you that the same thing next door is cheaper or that this project is running later than advertised. On resale and assignment the commission is the standard 2% plus VAT.

Is Tanmiyat Global worth buying

The answer depends on the purpose. Send your budget and goal — I will go through which Tanmiyat Global projects are worth considering now and which I would skip.
