This is a market for living in rather than trading: villas are rarely let by the night and almost never bought to resell six months later. Budget for more than the entry price — the community service charge, cooling, the garden and the pool all have to be carried. The land under a villa is part of the title, and it is the land that holds the price over the long run.

How does the transaction work?
A reservation and a contract with the seller or the developer, a deposit, then registration with the emirate’s land department in the buyer’s name. You do not have to be there in person — the deal can be completed under a power of attorney. Before the deposit I check the developer, the form of title and that the property really is for sale at the stated price.
