Azizi Riviera pros and cons: the lagoon community in Meydan
Azizi Riviera has 71 buildings and about 16,000 homes around a 2.7 km lagoon in Meydan. Pros: 10–15 minutes to Downtown, one architectural style, one-bedrooms from AED 1.45m. Cons: service charges of about AED 25–27 per sq ft, small layouts and thousands of similar units on resale.
Azizi Riviera's strengths are its location 10–15 minutes from Downtown and Business Bay, a 2.7 km lagoon and one-bedroom units from AED 1.45 million in our stock. Its weaknesses are service charges of about AED 25–27 per sq ft, compact layouts and some 16,000 similar homes inside one community.
What is Azizi Riviera?
Azizi Riviera is an Azizi Developments community in Meydan One, on MBR City land. The plan covers 71 buildings and about 16,000 homes styled after the French Riviera. Most buildings are mid-rise, 7–11 floors; the newer Rêve and Beachfront phases rise to 16 and 21 floors.
Instead of the seawater canal first planned, the developer built a lagoon 2.7 km long covering 130,026 sq m.

What are the pros of Azizi Riviera?
- Close to the centre. Downtown and Business Bay are 10–15 minutes by car outside rush hour.
- The lagoon. A beach and water inside the community rather than half an hour's drive away.
- One style. One developer, one architecture and one management company for the whole district.
- Shops downstairs. Cafés, shops and services fill the ground floors.
- Low entry for the location. In our stock, one-bedroom units in Riviera Beachfront start at AED 1,450,000 and two-bedroom units in the completed Riviera 65 at AED 1,500,000.
- Ready homes. Most buildings were handed over in 2022–2025, and about 70% of our Meydan supply is ready.
- City views. Upper floors of the taller towers look onto the Downtown skyline.
- Future metro. The Gold Line, due to open in 2032, will run through Meydan.
What are the cons of Azizi Riviera?
- High service charges. Published rates for individual buildings are about AED 25–27 per sq ft a year, against a guide of AED 10–18 in JVC.
- Small layouts. Studios are around 350 sq ft and one-bedroom units start at about 520 sq ft.
- Huge uniform supply. 16,000 homes from one developer compete with each other on both resale and rental.
- Delivery record. The first buildings were due in 2019 and were handed over from 2022.
- Construction nearby. Riviera 50, 68, Rêve and Beachfront are still being built, so early owners live next to sites.
- No metro today. Until 2032 it is a car or a taxi.
- Little green space. The layout is dense, with a promenade and lagoon instead of parks.
- Inspect quality in person. Owner feedback on completed buildings is mixed.

| Listing in our stock | Price | Handover |

| Riviera Beachfront, 1 bedroom | AED 1,450,000 | ready |

How much do service charges cut the yield in Azizi Riviera?
Service charges are Riviera's biggest drawback for an investor. At AED 26 per sq ft, a 520 sq ft one-bedroom costs about AED 13,500 a year. The same size in JVC at AED 15 costs about AED 7,800.
That AED 5,700 gap comes straight off the net yield. Check the rate for the exact building in the Dubai Land Department service charge index before you buy.
Who is Azizi Riviera right for?
It suits a buyer who wants to live by the water close to the centre on a budget of up to AED 2 million, and a landlord renting studios and one-bedrooms to young professionals working in Downtown and Business Bay.
It does not suit a family that needs space and parks, or an investor who counts every dirham of service charge.
