Who is the developer and what is the building?
The developer is LMD. The tower is the first office skyscraper in Dubai under the Christian A. Rockefeller brand. According to the fact sheet it has 87 floors, a height of about 400 metres and 332 offices, from compact units to full floors.
The upper section is given over to large formats: half floors on levels 58–62, 64–70 and 81–85, and full floors on levels 71–80. Occupiers get a pool, spa, gym, restaurants and parking.
How much does an office cost?
The exclusive agent's rate as of 24 October 2026 is AED 4,000 per sq ft. The figures below apply that rate to the smallest and largest size in each format; the price of a specific office depends on floor and view.
| Format | Units | Size | Price |
|---|---|---|---|
| Core | 124 | 1,077–1,307 sq ft | AED 4.31–5.23m |
| Medium | 80 | 1,488–1,522 sq ft | AED 5.95–6.09m |
| Premier | 84 | 2,295–3,251 sq ft | AED 9.18–13.0m |
| Half floor | 34 | 5,887–7,555 sq ft | AED 23.5–30.2m |
| Full floor | 10 | 11,541–13,400 sq ft | AED 46.2–53.6m |
The developer estimates the service charge at AED 18 per sq ft a year; the final figure is set at handover.
What is the payment plan?
The standard plan is 50/50: half before handover and half on handover. The early payments are short, followed by a long stretch of small instalments.
- 10% on signing plus the 4% DLD fee;
- 10% one month later;
- six instalments of 5% between month 15 and month 45;
- 50% on handover.
An incentive option takes 20% on signing with no payment a month later. VAT of 5% applies to offices and is paid in line with the instalments.
When is handover?
LMD plans to complete the tower in Q2 2031, one of the longest timelines among this autumn's office launches. Paying half on handover is a sensible protection: the bulk of the money goes in against a finished building.
Nearby in Business Bay, Ellington's Berkeley Tower launched in the same weeks with a 2030 handover and a 70/30 plan; the two are easiest to compare on price per sq ft and payment schedule.
