Berkeley Tower Business Bay: prices, payment plan and location
Berkeley Tower is Ellington Properties' AED 2.8 billion office tower in Business Bay: 60 floors above ground, 109 offices, an indicative AED 4,300–4,800 per sq ft, a 70/30 payment plan and handover in Q3 2030.
Berkeley Tower is Ellington Properties' first office tower: 60 floors above ground in Business Bay, next to Business Bay metro station. The project is valued at AED 2.8 billion and is being built with Al Hamra. Indicative pricing is AED 4,300–4,800 per sq ft on a 70/30 plan, with handover in Q3 2030.
Where is Berkeley Tower?
The tower sits in Business Bay, by Sheikh Zayed Road and Business Bay metro station, a few minutes' drive from Downtown Dubai and DIFC. Tenants of Grade A offices want a metro stop and the main highway, and new buildings with both are scarce.
Business Bay is a freehold zone, so a foreign buyer can own an office here outright, with no local partner and no residence visa required.

Who is the developer and what is the building?
The developer is Ellington Properties, best known for design-led residential buildings. Berkeley Tower is its largest and tallest commercial project to date, delivered in partnership with Al Hamra Group.
The developer's materials describe a B+G+M+60 structure with 53 office floors and 109 offices in total, from compact units on the lower floors to full floors and a duplex for a single owner.
- a separate car park with a car lift — 752 spaces;
- double-deck lifts with waiting times of up to 35 seconds;
- a rooftop air-taxi pad and open terraces;
- co-working, lounges, a fitness studio and pilates for occupiers.
How much does an office in Berkeley Tower cost?
No unit-by-unit price list has gone to brokers yet. The developer's mail-out of 20 October 2026 gives an indicative rate of about AED 4,300–4,800 per sq ft; the final price depends on floor and view.
| Format | Floors | Size | Indicative price |
|---|---|---|---|
| Office | 1–31 | from 1,132 sq ft | from ~AED 4.9m |
| Office | 36–52 | 2,364–6,522 sq ft | on request |
| Full floor | — | 12,182–12,507 sq ft | on request |
| Duplex office | 54–55 | 21,873 sq ft | on request |
The figure in the first row is our own arithmetic: the smallest size times the bottom of the quoted rate. The service charge is AED 24 per sq ft a year.
What is the payment plan?
The plan is 70/30: 70% during construction and 30% on completion. It is front-loaded, with 40% of the price paid in the first year.
- 20% on booking;
- 5% each at 90, 180, 240 and 360 days after booking;
- six instalments of 5% at 20, 30, 40, 50, 60 and 70% construction;
- 30% on completion.
The escrow account is open, and bulk buyers are promised discounts. Unit allocation runs on 27 October 2026 for bulk buyers and on 29 October for everyone else.
When is handover, and what should an investor weigh?
Handover is planned for Q3 2030, almost five years away, and the office market may look different by then. An off-plan office here is a bet on the shortage of Grade A space in central Dubai, not a quick income play.
Commercial property in the UAE carries 5% VAT on the purchase price, unlike homes. How we model returns on offices under construction is set out on our office investment page.
