Dubai and Sharjah new builds: AED 3.7bn of construction contracts for La Tilia, Burj Azizi and Sukoon
In April 2026 three developers signed AED 3.7bn of construction contracts: AED 1.1bn for 850 La Tilia townhouses in Villanova, AED 1.1bn for Burj Azizi's steel frame and AED 1.5bn for 859 Sukoon villas in Sharjah. What a signed main contract tells an off-plan buyer.
In mid-April 2026, at the height of the uncertainty after the regional conflict began, three developers announced construction contracts worth a combined AED 3.7bn. The news drew little attention next to headlines about discounts and falling transaction counts, yet for an off-plan buyer it says more than any brochure: a signed main contract is the moment a project turns from a render into a funded site with a programme.

La Tilia: townhouses in a lived-in community
La Tilia is a new cluster in Villanova, Dubai Properties' family community in Dubailand; the contract covers phases one and two, 410 and 440 homes. It extends an occupied master plan rather than starting in empty desert, and townhouses remain scarce in a city with hundreds of thousands of apartments under construction. Burj Azizi: the hardest of the three
Burj Azizi is planned at about 725 metres, which would make it the world's second-tallest building. For a supertall, the steel frame is the bulk of the above-ground work. As of May 2026 the raft foundation and a nine-level automated basement car park were under way, with around 750 workers on site daily. Sukoon: Sharjah as the affordable alternative
Sanzen's Sukoon comprises 859 villas and townhouses; the first phase of 241 homes sold out at launch, according to the developer. Sharjah is drawing family buyers priced out of Dubai villas, and in September 2026 Azizi followed with its AED 30bn Azizi Florence master plan there.
What this tells an off-plan buyer
- A signed contract means a funded build. A developer committing a billion dirhams in April 2026 is relying on its own budget and escrow, not future sales.
- The price was fixed before the materials shock deepened. Moody's puts the rise in imported materials at 20–25%, so far absorbed mostly by contractors.
- Ask who the main contractor is and when the contract was signed. No contractor a year after launch is a warning sign.
