Palm Jumeirah branded residences: ELA by Omniyat, run by Dorchester Collection, from AED 43m
ELA Residences is Omniyat’s ultra-prime scheme on the Palm Jumeirah crescent: Zaha Hadid Architects design, Dorchester Collection service, three- and four-bedroom homes and duplexes. Launched June 2024, under construction since May 2024, entry around AED 43m, handover still Q1 2028.
ELA Residences, launched by Omniyat in June 2024 on the western crescent of Palm Jumeirah, combines the three most expensive ingredients in Dubai property: a Palm beachfront, architecture by Zaha Hadid Architects and service from Dorchester Collection, the operator behind The Dorchester in London and Le Meurice in Paris.
The product
A small collection — a few dozen three- and four-bedroom residences and duplexes — with spa, pools, steam rooms and saunas, a salon and full hotel-grade service. The plan is 25/35/40: a quarter on booking, 35% during construction, 40% on keys. Entry on property portals is around AED 43m, roughly USD 11.8m, broadly where it started in 2024.
Status in September 2026
Construction has been under way since May 2024 and handover is still set for Q1 2028 — no slippage so far. Sales continue, with the developer confirming price and availability on request. That is normal at this level: ultra-prime homes do not sell out in a day, and buyers take their time.

How to read it
At this end of the market price is set by scarcity — how many Palm homes share this operator and architect — rather than by price per foot. See our Omniyat profile on why the rules differ at the ultra-prime end, and eight Palm Jumeirah projects for how unevenly even Palm schemes have performed.
- Heavy upfront payment: 25% on booking is more than AED 10m in cash.
- Service charges: Dorchester-level service will cost well above a standard Palm building.
- Exit before handover is possible, but the pool of resale buyers at this ticket size is small.
For comparison on price per foot and timing, look at the developer's other Palm scheme, Orla by Omniyat.
