Etihad Rail's First Passenger Route: Abu Dhabi to Fujairah in 1 Hour 45 Minutes

The UAE has opened its first passenger rail service. The route connects Abu Dhabi and Fujairah, with a journey time of 1 hour and 45 minutes.

Why this is more than a transport story

The UAE's east coast — Fujairah, Khor Fakkan, Dibba — has so far been a weekend-drive destination for residents of Dubai and Abu Dhabi, reached by car over the mountains. A train ride of an hour and a half to two hours moves it into an entirely different accessibility category.

For the property market, a railway works the same way a metro does inside a city, just at national scale: it redraws what counts as an acceptable commute. Towns along the line stand to gain both tourists and residents who no longer need to live where they work.

A separate effect is reduced pressure on the inter-emirate highways, which get congested on weekends and during peak season.

A sober read

The launch won't have a direct effect on Dubai prices — it's a different route and a different audience. What's worth watching is the next phases of the network: the lines linking Dubai, Sharjah and Abu Dhabi will change daily commuter flows, and with them rental demand in the satellite cities. That's where the effect will actually be measurable.
