Lanai Islands is a gated community of thirteen villas on an island in the middle of the lagoon at Tilal Al Ghaf. Architecture is by SAOTA, interiors by Kelly Hoppen, and residences run up to seven bedrooms.

How it differs from the rest of Dubai's premium

Most expensive villa districts in Dubai sell one of two things: a golf course or a park. Lanai is built around water — a lagoon, white beaches, turquoise from every house.

The difference is not only aesthetic. A golf course is a shared asset of the district to which a homeowner has access. An island in a lagoon is a constraint on the number of plots: there are exactly as many as fit on the land, and none can be added. Hence thirteen villas rather than three hundred.

What that format delivers

  • Privacy at a level unattainable in a conventional community. Thirteen households is effectively one lane, not a district.
  • Every villa is unique. At this size there are no repeated layouts, which is the opposite of the usual Dubai villa product.
  • A supply cap that is physical rather than commercial — the strongest form of scarcity there is.

What that format costs

Liquidity. Thirteen houses means a resale market of, at most, a transaction or two a year, and valuation by comparables barely functions — there are almost no comparables. Marketing time is measured in seasons, and the price achieved depends heavily on whether the right buyer is looking that year.

The second cost is running it: a lagoon, beaches and shared island infrastructure divided among thirteen households produces a service charge per house well above a conventional community. That figure should be obtained in dirhams per year before, not after.

Who this is for

An owner-occupier at the top of the market with a long horizon, buying scarcity and privacy rather than a return. Judged as an investment on yield it will underperform a mid-market apartment; judged as a place to live it is a category with almost no competitors in the city.
