A cruise terminal next door is not constant background noise but a series of dated events. For an owner of a home nearby that is convenient: the schedule is known in advance, so the effect can be assessed rather than guessed.
What a ship day looks like
- Thousands of people within a few hours. Disembarkation and boarding come in waves, and in those windows the waterfront and the approaches fill up.
- Coaches and taxis. Organised transfers take up lanes and space near the terminal.
- Servicing the ship: supplies, waste removal, vehicles — from early morning.
- Between calls it is quiet. Off-season, the district lives like an ordinary residential neighbourhood.
What to do about it
- Look at the calendar of ship calls and count how many such days fall in your season.
- Come to view on a ship day. It is the only honest test, and you know the date in advance.
- Look at orientation and distance. Two hundred metres and the direction the windows face change everything.
- For short-term letting it is a plus: on ship days demand for short stays nearby is higher. Check whether short-term letting is allowed in the building.

- Which port functions keep operating nearby, and on what schedule.
- Both charges — the building’s service charge and the district charge for the waterfront.
- Parking and the rules for guests on ship days.
- Sea air — facades and equipment have a shorter life, a permanent cost line.
- What is built and occupied today versus what is planned.
