- An urban setting: promenades, running tracks, cafés — what keeps the district alive all year round.
- Steady rental demand from people who want exactly this lifestyle and pay for it.
- And it cannot be taken away: a public beach is not a private club that can change its rules.
And what it takes away
- Weekends and evenings. Cars and people flow through residential streets towards the water, and in high season you feel it.
- Parking. Visitors leave their cars wherever there is space, and in the blocks near the beach it is a constant issue.
- Seasonality. The load peaks in winter — exactly when you want to enjoy the district yourself.
- Event noise, if city events are held nearby.
How to choose an address within the district
- See which streets carry the flow to the water, and choose a house away from them: two blocks make all the difference.
- Visit on a weekend in season — the only honest test.
- Check parking at the house, and whether there are restrictions on outside cars.
- Find out what has been approved on the coastal plots nearby: new projects change both the flow and the view.

- The ownership status of the specific plot — the district is on the mainland, and it varies.
- A building survey for ready homes: sea air and the age of the housing stock.
- Actual rents in the area, from live listings.
