The World Islands: pricing an asset with no comparables
Almost every property decision rests on what similar things sold for. Here there is no "similar" — so the method has to change, and so does the price.
The World is an offshore archipelago, mostly still sand, with a small number of developed islands. Its interest for a buyer is not the view: it is that almost every normal method of deciding what to pay stops working here. That is a useful thing to think through, because the same gaps appear in miniature elsewhere.
What normally sets a price
- Recent sales of similar property nearby. This is the whole basis of valuation, and it needs repetition — many broadly identical things changing hands regularly.
- A rental figure that converts the asset into an income stream and gives a second, independent check.
- A lender's own valuation, which is a third opinion with money behind it.
Why none of the three is available
- Transactions are rare and each object is unique. Two islands are not comparable the way two apartments in one tower are.
- There is no rental index for this, so no income cross-check.
- Financing is limited, which removes the lender's discipline and means most buyers are cash — a much smaller pool.
- The result: price is whatever one buyer and one seller agree, with no external anchor. That is not a market price in the usual sense, and it should not be treated as one.
What to price instead
- Illiquidity, explicitly. An asset that takes years to sell is worth less than one that takes weeks. This belongs in the price as a discount, not in a footnote.
- The full running cost of being offshore: access by boat, marine transport of everything including staff and supplies, marine infrastructure maintenance, power and water, and security on an island with few neighbours. These are the recurring numbers, and they continue whether or not you visit.
- The dependence on other people's progress. Access, services and reputation depend on development elsewhere in the archipelago, over which you have no control and no timetable.
- An exit plan stated in years, and honestly. If it depends on finding one specific buyer, that is the plan.
What to verify
- The title, its form and exactly what it covers — the land, the surrounding water, and the access rights.
- Permitted use and what may be built, in writing.
- Who provides power, water and access, under what contract, and what happens if that operator stops.
- Escrow and the licence on anything under construction.
Who it is wrong for
Everyone treating this as an investment. This is a discretionary purchase for someone who wants precisely this and can leave the money in it indefinitely.
