Pearl Jumeira is a reclaimed island off the Jumeirah coast where much of what is for sale is land rather than finished homes. Commissioning your own house is a familiar idea to most buyers; the process here is not, and it is worth knowing before you buy the plot.

The sequence

  • Design. Architect, structure and services — months of work before the first approval is even sought.
  • Approvals. Your design passes both the community's master developer and the city authorities. Each has its own requirements and its own timetable, and comments arrive in rounds.
  • Contractor. Appointment, mobilisation, procurement. On an island, logistics are harder and dearer, and the pool of contractors willing to work there is smaller.
  • Construction and fit-out. A bespoke house with specified finishes takes years, and long lead-time items set the pace regardless of everything else.
  • Connections and completion certificates — a stage almost every timeline forgets.

What actually decides the outcome

  • The community's building regulations. Height, footprint, setbacks, facade materials, landscaping and boundary treatment are all prescribed. Read them before buying the plot: they determine what house is possible here at all.
  • The contractor, not the architect. A good design is delivered by someone who can build it — ask what they have completed in this or a comparable community, and in what time.
  • Your own supervising engineer, independent of the contractor. It is the only way to check quality as the work happens rather than at handover.
  • A contingency. Bespoke construction rarely lands on the first budget; plan for that rather than hope against it.

What to check on the plot

  • The form of ownership and exactly what is being sold.
  • Boundaries, orientation and what may be built either side — your view and privacy are decided by land you do not own.
  • Community charge and who maintains the shoreline, landscaping and services.
  • Utilities: whether services are brought to the plot and at whose cost.
  • Resale. An unbuilt plot sells to a narrower pool than a finished house, and that pool is already small.

Who it is wrong for

Anyone treating self-build as the cheaper route. On an island it is dearer than buying finished, and the real cost is the years.
