Jumeirah Park is a villa community with plots that are generous by Dubai standards. The price of any house here divides into two parts that behave in opposite directions, and separating them is more useful than comparing total floor area.

The two components

  • The plot. Finite, not reproducible, holds or gains value with the district. This is the long-term part.
  • The structure. It depreciates and needs maintaining. Roof, services, pool and finishes all age, and unlike an apartment there is no service charge quietly accumulating for their replacement — it is your bill, in full, when it arrives.
  • Listings quote built-up area, not plot area, and buyers compare on the first. Two villas with identical built-up area can sit on plots that differ by half, and that difference is most of the long-term value.

What may be changed

This is the second question after the plot itself, and the answer is local:

  • Plot coverage and setbacks determine whether a room, a garage or a kitchen extension is possible.
  • Community rules add their own limits on facades, boundary walls and height.
  • Approval is required, and works are usually restricted to accredited contractors.
  • A permitted extension is real added value; a prohibition is a ceiling you want to know about before buying, not after.

What to check

  • Both figures — plot and built-up — for every candidate, and compute price per square foot of land separately.
  • What adjoins the plot: park, road, a neighbour's garden, or an empty plot with an approval on it.
  • Corner and end plots carry a real and durable premium.
  • A building survey and the age of the air-conditioning plant.
  • Community charge, its trend, and what it funds.
  • Days on market — villas sell more slowly than apartments.

Who it is wrong for

Yield investors: houses have a worse rent-to-price ratio than apartments, and all maintenance falls on the owner.
