Remraam is low-rise apartment development deep in Dubailand, with its own shops, playgrounds and greenery inside the boundary. Prices are among the lowest for this amount of space, and the reason is singular: transport.

What no public transport means

  • A car is a condition, not an option. A tenant without one cannot live here, and that immediately removes the part of the market that rents studios beside metro stations in the city.
  • The tenant pool narrows to families with a car working within a reachable radius. Steady, but not broad.
  • A parking space stops being an advantage and becomes mandatory. A unit without one barely lets here.
  • The commute is the one characteristic that cannot be improved by refurbishment, landscaping or management.

What the community gives in return

  • Drive the commute at peak, both directions.
  • Identify the employment within twenty minutes — that, not the city, is what generates demand.
  • Count current listings and how long they have been sitting. At this end of the market voids decide the outcome, not the headline rent.
  • Compare the service charge against dense clusters at the same price point: the difference is real and in your favour.

Who it is wrong for

Anyone counting on a tenant without a car, and anyone who may need a quick exit — days on market here are longer than people expect.
