The Greens and the adjoining The Views were built by the same developer, sit side by side and often appear in listings under a single name. The difference between them is durable, and a buyer should understand what they are paying extra for — or saving on.
How they differ
- Age and generation of the buildings. The two were built a few years apart: layouts, finishes and engineering differ, and running costs with them.
- Height and density. One is lower and more spacious, the other denser — you can see it on the street, and it shows in the price.
- Water and views. Some blocks face canals and ponds, others face courtyards; the premium for water here is noticeable.
- Distance to the metro and the highway differs by a few minutes on foot — and in this segment those minutes are worth money.
- The service charge differs between blocks of different generations, so compare actual figures, not community names.
How to choose
- Compare transactions for the specific building, not the community: the spread within one community can be wider than between the two.
- Measure the walking distance to the station — the real one, crossings included.
- Look at which side you face: water, courtyard or highway — three different assets.
- Get the service charge history for the specific building over several years.
What they share
Both are low-rise, with mature greenery, and both were built out long ago. Hence the shared questions: the age of the engineering systems, the condition of lifts and facades, the reserve fund balance and the quality of management. Those figures, not the community name, will determine your cost of ownership.

- A building survey including the engineering systems.
- The reserve fund and owners’ association minutes.
- The service charge collection rate in the specific building.
- Parking and short-term letting rules.
- Banks’ appetite for buildings of this age.
