The Lakes: valuing a community that barely trades
A small villa community where a handful of sales happen each year. That is a compliment to the place and a practical problem for a buyer.
The Lakes is a small villa community of the same generation as Springs and Meadows, and noticeably quieter. Sales are few, which says something good about the place and creates a specific difficulty for anyone buying into it.
Why there are so few sales
- People do not leave. A high share of owner-occupation and long holding periods is itself evidence that living here works.
- The community is small. Even a normal turnover rate produces only a few transactions a year.
- The buyer is specific: people looking for this format and this greenery, and there are fewer of them than of apartment buyers.
What that means for you
- There is no market price per square foot — there are a few data points. Do not treat them as statistics.
- Price is negotiated, not derived, and that works in both directions.
- Your exit will be slow. Plan for months on market, rather than hoping otherwise.
- But there is less to fall. A market that does not run up usually does not collapse either; there is almost no speculative share here.
What to use instead of comparables
- Neighbouring communities of the same generation — similar houses nearby give a bearing on land value and rents.
- Replacement cost: land plus a realistic build budget for the same house today is the upper bound of sensible.
- Rents. Even where sales are few, letting continues, and the rent tells you what the asset produces.
- An independent valuation — in a thin market it is the only external view on a price that otherwise comes entirely from the seller.
What to check
- A building survey and the age of the air-conditioning plant.
- Plot area separately from built-up area, and what may be extended.
- Community charge and its trend — Dubai has no property tax, and this is what replaces it.
- How long recent sales actually sat on the market.
Who it is wrong for
Anyone who may need a quick exit, and anyone pricing it as though comparables existed.

The Lakes: how to negotiate a villa price when there is nothing to compare with
In a community with a handful of sales a year there is no market price as such. There is a way to approach it from a different direction.
The World Islands: pricing an asset with no comparables
Almost every property decision rests on what similar things sold for. Here there is no "similar" — so the method has to change, and so does the price.
Jumeirah Park: the plot, the house, and which one holds value
A villa community with generous plots. A house price splits into two components that behave in opposite directions, and listings quote the wrong one.

Within a single community, a house’s position creates a lasting price difference. It can be measured from transactions rather than judged by eye.
Al Khawaneej: what a large plot costs after you buy it
Plots here are on a scale the city no longer subdivides. Space has a running cost, it scales with area, and it is the part buyers reliably underestimate.

Most of Dubai is somebody’s project, with a master plan and a community charge. Al Warqaa was built plot by plot, and that changes five practical things.
