Why compare with completed communities

• A brochure shows intent; a delivered community shows outcome. At neighbours in the same price band you can see what the landscaping looks like after three years, which promised amenities opened, and what the charges settled at.
• Your future rent and resale will be compared against them. Tenants and buyers choose from what they can visit today.
• The gap between render and reality at the neighbours is your forecast. The same segment behaves the same way.

What to look at next door

• Community charge and its trend — what maintaining lakes, landscaping and security actually costs.
• What opened of what was promised, and how many years after handover.
• Achieved rents and void periods for the same house format.
• Days on market for resale.
• How the greenery looks. In a new community the trees are sticks; at the neighbours you can see what they become and whether they are watered.

What to check on the project itself

• Plot area separately from built-up area, and what may be extended.
• The water-feature maintenance line in the budget, if there are lakes: filtration, top-up and cleaning are continuous.
• What is being built around your plot and for how long.
• The commute at peak and how many exits the community has.
• Escrow, Oqood, the contractor and the delay remedy.
• The specification in detail — pool, landscaping and boundary walls are commonly excluded and commonly assumed.
