In a large villa community the houses are not all the same: the developer designs several types, with different layouts, built areas and plots. Buyers compare villa with villa, when they should be comparing type with type.

How the types differ

  • Plot size for a similar house size. This is the main and most durable difference: you cannot add land.
  • Position in the community. Some types sit on the perimeter, others deeper inside, by the park or the water — and that premium holds.
  • Layout. The bedroom count matches, but usefulness differs: a maid’s room, a study, a double-height space, a two-car garage.
  • Scope to extend. Different types have different headroom on plot coverage and setbacks — and that is added value, directly.

Why it matters on resale

A house buyer chooses a specific type: they want that layout and that plot. So a listing that says “villa in the community for so much” means little, while a comparison within the type means a lot. Buy a rare type and your pool of buyers is narrower; buy the most common one and you compete with a dozen similar listings at once.

How to compare

  • Take transactions for your type from the public register, not for the community as a whole.
  • Calculate the price per square foot of land separately from the house area.
  • Check how many identical houses are on the market right now — that is your competition, on the way out too.
  • Confirm what can be extended for that particular type.

What else to check

  • A building survey and the age of the air-conditioning plant.
  • What adjoins the plot — that is permanent.
  • The community charge and how it has moved.
  • Time on market for your type, not the community average.
