In February 2025 a "new" UAE visa for entrepreneurs and investors did the rounds: the Business Opportunities Visa, described as a 180-day, multiple-entry permit that needs no local sponsor. The product itself is older — the visit visa for exploring business opportunities has existed since 2022 — but it was pushed much harder in 2025 as part of the country's drive to attract capital and talent. Here is how it works according to the official service card, and who actually needs it.
What the official service card says
Dubai's residency authority, GDRFA, describes it as a visit visa granted to a foreigner to research and explore business opportunities, single or multiple entry, with no sponsor or host required in the UAE. It is issued for one of three periods and can be extended through a separate service.

On top come 5% VAT, a refundable AED 1,000 security deposit and small service charges, plus AED 500 if the applicant is already inside the country. Processing takes 48 hours. The documents are a colour photograph, a passport valid for at least six months and proof of investment. The 180 days quoted in the headlines is not the length of a single visa; it is the ceiling on total stay once extensions are counted. Applications go through GDRFA for Dubai or ICP's smart services, depending on the emirate of entry.

Who actually needs it
Many nationalities already enter the UAE visa-free or on arrival, and for a week of meetings that is enough. The business opportunities visa earns its place in three situations:
- your passport has no visa-free access to the UAE, and you want to come and study the market without an inviting company;
- you need a long, uninterrupted stretch on the ground — incorporating a company, finding an office, hiring — longer than your visa-free allowance;
- you want the purpose of the trip documented for a bank, partners or a later company registration.
Where it fits in a property plan
The visa gives no residence, no Emirates ID and no access to resident banking. It is an entry ticket, not a status. For a buyer it works as a reconnaissance period: a few months to live in a district, view homes in person, talk to banks about a mortgage and sort out a company if one is needed. After that the road forks. A practical warning: do not schedule a purchase on the assumption that a visit visa will extend itself. If the transaction needs you in the country for a long time, plan the extension early or move straight to a residence route.
