Per the developer's brochure, the residential portion has 82 residences, set apart in a secluded part of the marina. The architect is Shaun Killa, designer of the Museum of the Future; the brochure separately notes his co-authorship with Tom Wright on Burj Al Arab.
The building's form is described as a nod to a superyacht — a curved facade "moored" to the marina. Every residence has its own kitchen and a terrace running around the perimeter; views include the marina, the gulf and Burj Al Arab.
The resort component: infinity pools, gardens, a beach bar and the Commodore Club with restaurants. The beach is described in the brochure as Dubai's longest private beach.
The brochure's service list is specific: a round-the-clock front desk and concierge, dedicated parking and valet, Bang & Olufsen acoustics in the residences, a Dyson dryer, a garment steamer and ironing board, and more than 130 TV channels in various languages.
A list like this signals hotel-grade management rather than simply a "branded" building — it implies daily staffed service, which shows up in the service charge.
