What this is — and what we do not know about it
Riviera Residences is a residential quarter inside Hawana Salalah, a resort zone on the Arabian Sea coast of southern Oman. Apartments: units are numbered in the RV36 B style, ground floors come with private gardens, some homes face the sea, and the beach is a two-minute walk. Handover is two years out from autumn 2026.
Beyond that comes what we do not know about the quarter, and we are not going to pretend otherwise. The sheet we hold names no developer, no number of buildings, no unit count and no storey count. Muriya's broker materials for Hawana Salalah in our archive run to 48 documents, and Riviera Residences appears in none of them: the quarter came later than that edition. So the passport on this page is short, and everything below is the arithmetic of one unit rather than the specification of a project.
The resort itself is documented in detail: 13.6 million square metres, of which 3.2 million are built up, a 170-berth marina, 7 km of beaches, 4- and 5-star hotels with more than 1,200 rooms, a water park, 21 private beach cabanas and 750 handed-over homes across seven projects. Those figures come from the resort developer's fact sheet — the same one behind the page for the neighbouring quarter, Amazi. The seller's sheet adds a spa, water sports, padel and tennis courts, and rental management.
Unit RV36 B: what is actually for sale
A fresh cancellation: the apartment was released when the previous buyer's contract fell through and went back on sale on the developer's live terms, rather than appearing in a new phase. One bedroom, 54 m² of apartment plus a 50 m² private garden, ground floor, sea view.
The full price including VAT is USD 224,374 — about USD 4,155 per square metre of apartment. The garden is left out of that figure: counted in, the rate halves, but garden and living space are not worth the same money and adding them into one area would flatter the number.
The payment plan is 30% down and eight equal instalments of 8.75% every three months. The last falls in month 24, at handover: there is no post-handover instalment plan, which sets it apart from the three-year schedule next door at Amazi, where 90% of the price is spread over twelve instalments.

Final instalment in month 24, at handover. The price includes VAT; the 3% registration fee and the service charge are not part of it. Seller's sheet dated 18 September 2026 — confirm the price and the plan on the deal date.
On top of the price
Property registration fee — 3%. The sheet puts it at "around USD 6,405", which is three percent of the pre-VAT figure rather than of the full price: three percent of 224,374 would be 6,731. The USD 326 gap is small, but the base is worth confirming in the contract — and it also shows the VAT inside the price to be about 5%.
Service charge — OMR 893 a year, about USD 2,322 at the riyal's pegged rate. It runs for as long as you own the home, and in Oman it is also a condition of the title deed: the deed is issued after handover and full payment, the service charge included.
Yield: what the projection leaves out
The projected rental yield is 9–10% a year. That is the seller's projection, not our estimate, and we cannot check it against independent data: we hold no figures on the rental market in Oman's tourism zones.
What comes out of those percentages before anything reaches you. The service charge — USD 2,322 a year, roughly an eleventh of gross rent at nine percent on this price. And the management commission: letting the unit yourself is not allowed in Oman, only through a licensed legal entity, and its rate is not in the projection.
Above all, seasonality. Salalah runs on the khareef: from June to September the monsoon brings rain and mist to the coast, the burnt hills turn green, and the whole Gulf travels there. The rest of the year demand is a different animal. An annual rate computed off the peak is several times too high — the standard way resort yield looks better on paper than in the account.
Ownership, tax, residency
In Oman a foreigner may own property outright only inside an approved Integrated Tourism Complex. Hawana Salalah is one, and freehold there is open to citizens of any country. Oman levies no income tax and no capital gains tax.
Residency for the owner and family follows handover and the issue of the title deed, not the purchase: per the resort developer's FAQ it is a two-year status, renewable for as long as the property is owned, and it extends to first-degree relatives — parents, spouse, children.
Letting is only possible through a licensed company; the resort's developer runs one. Salalah's airport is about 35 minutes by car from the resort, roughly an hour and a half's flight from Muscat and about two from Dubai.
