Address Residences The Bay: 68 storeys and 471 apartments on a peninsula that cannot grow

The argument for Emaar Beachfront is that the peninsula is finite and cannot be extended, so the supply of homes on it has a ceiling. The argument against any single tower on it is that a ceiling on the district says nothing about the ceiling inside your building, and this one holds 471 apartments across sixty-eight storeys. Both things are true at once, and a buyer has to hold them together.

What the passport records

Address Residences The Bay is a sixty-eight-storey residential skyscraper on the Emaar Beachfront peninsula, developed by Emaar Properties and still under development. The passport puts it at 471 apartments and records retail at ground level and beach access among the amenities. The architect of record is Godwin Austen Johnson.

Sixty-eight storeys is tall for this peninsula, which was released as a sequence of towers of broadly consistent design rather than as a single landmark. A building of that height is not one of a row; it is the thing the row is measured against.

The developer matters here more than usual. Emaar built the peninsula, sets the specification across it and manages the community, so the buyer is not taking a view on an unfamiliar builder — the predictable outcome is the product being sold.

The one number to carry into the rest of this piece is 471. Most of what follows is a consequence of it.

Finite land, unfinished district

Emaar Beachfront occupies a reclaimed peninsula inside the wider Dubai Harbour development, between Dubai Marina and the base of Palm Jumeirah. It is gated, it has a private beach running its length, and it is a short drive from Marina. That combination — private beach with mainland access — is genuinely rare in Dubai, where beachfront otherwise means either the Palm or the crowds of JBR.

The peninsula also cannot be extended. The number of plots is set by the masterplan, which puts a ceiling on future supply that very little coastal development in this city can claim.

What is not finished is everything around it. Parts of Dubai Harbour — the marina, the cruise terminal, retail and dining — are operating and parts are not, and the completion timeline has moved before. A tower still under development on a peninsula still filling in means an early owner lives beside an active site for a period, and prices rent accordingly.

The honest framing is the one the district guide uses: value the purchase on what is built and contracted, and treat the promised harbour amenity as upside you have not paid for.

The checks that matter here

The view from the specific unit at the specific floor, verified in person. On a peninsula of parallel towers, "sea view" covers everything from an unbroken horizon to a diagonal glimpse between two buildings, and the premium between those is large.

The plot numbers between your tower and the water and the height permitted on them. That is a checkable fact, and it decides whether what you are paying for survives the next phase.

Which phase your tower sits in and what remains under construction around it — living beside an active site for two years affects both enjoyment and achievable rent.

The service charge in full, including the beach and community components and anything the brand adds. And, if short-let is the plan, written confirmation that the building permits it.

What 471 apartments do on handover day

A tower of this size hands over as one event. Several hundred apartments reach the letting market in the same building, in the same quarter, with the same finish and a narrow range of layouts. Some are yours, some belong to investors who bought the same brochure, and some belong to people who bought to flip and now need to.

That is survivable on this peninsula in a way it is not everywhere, because the demand here is real: short-let is strong, the guest profile is upmarket, and long-let attracts well-paid professionals who want beach without the island access constraints. Void risk in this district is low.

But the first tenancy is still the expensive one, and competing against several hundred comparable units means accepting either a lower rent, a longer void, or spending on presentation the neighbours have not spent. Plan the six months after handover before you plan the exit.

The second-order effect is on resale. In a building of 471 units your apartment is never the only one of its type on the market, so the things that distinguish it have to be structural — floor, aspect, layout — rather than cosmetic.

The Bay against BeachGate

The peninsula carries a second Address-branded Emaar tower, BeachGate, at forty-five storeys, and the two are the real comparison for a buyer here rather than the district against some other district.

Height buys view line and buys distance from the noise at the base, and at sixty-eight storeys the upper stacks of The Bay look over everything around them in a way a forty-five-storey neighbour cannot. What height does not buy is position, and on a narrow peninsula position decides what the window actually faces.

The trade runs the other way too. A taller tower has more units sharing the same lift cores, the same lobby and the same beach entitlement, and more apartments arriving at once on handover.

So the question is not which tower is better. It is whether you are buying altitude or proximity — and then, inside whichever you choose, which stack, which floor and what is permitted to be built between you and the water.

What the Address brand changes

Several towers on this peninsula carry a hotel brand, and that is not decoration: it changes the service level, the service charge and the short-let infrastructure available to an owner. An Address-branded building operates differently from an unbranded one, and the operating economics differ with it.

For an owner letting nightly, that infrastructure is the point — a branded operation handles the parts of short-let that otherwise go to a management company, and it does so with a name a guest recognises before they read the listing.

For an owner who intends to live there, the same infrastructure is a cost, and it is billed whether or not it is used.

Establish which category the specific unit falls into and get the projected charge in writing. On a peninsula with private beach maintenance already inside the community charge, a branded operation on top of it is the line most often left out of a buyer’s arithmetic.
