The value of the type is simple to state. A house by the sea is a scarce, status asset: privacy, views and access to the beach are wanted by wealthy families, and that supports both the price and the rental appeal.
Who is a villa at a city beach for?
Two kinds of buyer. The format is neither a house out of town nor an apartment in a tower: it is your own walls and private grounds, with a full set of city infrastructure within walking distance.
The first is a family that needs school and office within reasonable reach and is tired of vertical living, with its lifts and shared lobbies.
The second is the second-home buyer who spends part of the year in Dubai. What decides it for them is that the house by the sea is inside the city, so there is no choice to make between the beach and an evening at the promenade restaurants.
An investor needs to understand this audience as well. Those two profiles are the people who will rent the house or buy it from you at exit.
How do you assess a specific villa before buying?
Start with its position in the project. The first line on the water costs more and carries the higher premium at resale, while the inner rows win on quiet and on entry price.
Then the orientation of the plot. The compass direction decides how hot the terrace and the pool get and where the evening sun falls, and in daily life that is felt more than it appears on a viewing.
Then the layout: how many bedrooms have their own bathrooms, whether there is a separate staff room, how much storage there is. A premium tenant checks those first.
Build quality comes next: facade joints, windows, the waterproofing of the roof and terraces. By the sea, builders' mistakes show sooner because of the humidity and the salt.
Last, the legal position: the type of title, the community rules, and any restrictions on alterations and on letting.
What does a house by the sea cost to run?
Noticeably more than an apartment. Beyond the community fees, the owner pays for a private pool, the garden, washing the facade and the glazing, servicing the cooling equipment and guarding against the humid environment.
As a rule the annual upkeep budget for a waterside house is appreciably higher than for a villa of similar size in an inland district. That difference belongs in the yield calculation from the start.
Insurance and preparing the house for letting are a separate line, because a premium tenant expects it in faultless condition on the day of arrival.
A sensible practice is a yearly contract with a service company. Costs become predictable, and the condition of the house stops depending on one-off contractors.
How does letting a premium villa work?
Slowly, and in a narrow market. The right tenant takes longer to find than for an apartment, but the contract is usually longer and the house is treated with more care.
Marketing it takes professional photographs, an accurate description and an agent who works specifically in the premium segment. The mass portals deliver little here.
Screen the tenant: solvency and history matter more than the speed of signing. A detailed inventory of the condition of the house and its equipment at move-in protects both sides.
A deposit and regular inspections are normal practice for a house with a pool and a garden.
The risks, and how to reduce them
The main risk of a design premium is paying for aesthetics that the market does not confirm at exit. The defence is to compare the price per metre with other waterside villas in the city, and to judge soberly how much of the price is the brand.
The second is narrow liquidity. Selling an expensive house takes time, so the asset does not suit an investor who may need the capital back at short notice.
The third is operational. A neglected house by the sea loses value faster than an apartment does; maintenance discipline and a reserve fund for repairs contain it.
The last is a change in the surroundings. Ask what is planned for the neighbouring plots, so that a future building site does not take away the quiet, which is the main thing a buyer of this format pays for.
How long does the purchase take?
Longer than an apartment deal, and that is normal. Allow weeks, not days, for checking the documents, negotiating and structuring the payment.
The people involved are a broker from the premium segment, a lawyer, a valuer and a technical specialist to survey the house.
Haste is the worst adviser here. A discount won by patient negotiation, and the defects that a technical survey finds, usually repay the cost of professional support with room to spare.
That patience fits the asset. A villa by the water at La Mer is a premium house with a recognisable design in a fashionable beachfront district, and the combination of water, privacy and brand is what makes it valuable.
