One Yard Real Estate Development

A developer new to the Dubai market, backed by a Montenegro-based investment holding with hospitality-construction experience — its first Dubai project is delivered with a European investment partner and built around a wellness concept rather than plain housing.

1 project by this developer in the catalogue. Nothing of theirs is in the discounted stock right now — nearby listings are below.

The company in brief

Checkable facts about the developer itself. Unlike the figures above, these are not about our stock and do not move with what happens to be listed today.

Structure
the company is part of CG Investment, a Montenegro-headquartered holding specialising in five-star hotels and contemporary residential projects
Partner
Futura EDGE, a European investment company — its partnership with One Yard marks its first entry into the UAE market
Oak Yard
Jumeirah Village Circle — 19 storeys, around 190 residences: studios, one- and two-bedroom apartments and two-level penthouses
Building infrastructure
a rooftop pool, five separate fitness zones, a healthy-eating café, green co-working space, a children's play area and landscaped gardens

What kind of developer this is

Who stands behind the company

The parent holding specialises in building five-star hotels and contemporary housing, but its main track record was built outside the UAE, in a jurisdiction with its own construction and sales requirements that do not map directly onto Dubai's. Entering the Dubai market for a structure like this does not mean transplanting a proven process — it is effectively a restart: different contractors, a different regulator, a different practice of dealing with buyers.

That said, the holding's hospitality background shows up in the product itself: the emphasis on wellness infrastructure, fitness zones and co-working space in a residential building is a typical transfer of hotel thinking about service into a residential format. That could be a genuine advantage for a buyer if the service side is delivered to the standard hospitality business is known for, but it is not yet proven by any delivered Dubai building from this company.

A partnership that is a double debut

The project is delivered in partnership with a European investment company for which this is also its first move into the UAE market. A double debut — both the developer and the investment partner — means neither side of the deal has its own track record on the Dubai market specifically, even though both have experience elsewhere.

That is not automatically a reason for concern: many of Dubai's currently successful developers once entered the market exactly this way, with foreign capital and no local history. But it means the deal needs to be judged strictly on its merits — paperwork, the escrow account, actual site progress — rather than on a reputation that simply has nowhere to come from yet.

Oak Yard and the wellness-housing concept

The JVC building is clearly designed around a wellness concept: five separate fitness zones instead of one shared gym, a café built around healthy eating, green co-working space for remote workers — this is not the standard pool-and-gym amenity set but a more deliberate concept. Two-level penthouses in the upper part of the building add a format not often found in JVC's compact segment.

JVC is one of Dubai's most actively developed mid-market districts, with a constant flow of new supply. In that context, a distinctive concept is a genuine way to stand out among many similar compact buildings, but it also demands verification: the infrastructure promised in the brochure needs to be delivered in full, not partially, or the building ends up indistinguishable from its neighbours.

JVC as the setting

The district targets a mid-budget buyer and a tenant who values an accessible entry price at a reasonable distance from the city's business centres. New-supply competition here is among the highest in Dubai, and for an investor that means what decides is not the developer's name but the specific building's parameters — infrastructure quality, service charge, achievable rent on comparable lots.

For a debut developer, choosing JVC makes sense: a district with a deep transaction history, where pricing can easily be checked against the open registry, is far safer for a first project than a niche district with no comparable data.

What to check with a developer with no Dubai history

The escrow account and project registration are a mandatory check for any off-plan purchase, but they matter especially here, since neither the developer nor its partner has previous deals on this market to serve as a benchmark. Confirm the exact legal entity on the contract and how it connects to the parent holding and to the project partner — in a deal with two outside parties, that link should be clearly documented.

Check actual site progress against the published handover schedule, and separately, which of the promised amenities (the five fitness zones, co-working, the café) are actually scheduled to be delivered with the building rather than potentially arriving later as a separate phase.

How I work with this developer

For a client drawn to the wellness-housing concept, I always confirm which of the promised amenities are legally written into the sale contract rather than existing only in marketing material — with a debut developer that distinction matters especially. Second, I track actual site progress personally, since no previous Dubai project from this company provides a benchmark for how it typically handles timelines.

Third, I compare price against comparable compact JVC projects from more established developers in the district, to see whether the building's distinctive concept justifies a premium over the typical price or is simply priced in with a margin.

What these numbers mean, and what they do not

Lots are matched to One Yard Real Estate Development by project name, since the base has no developer field. The numbers above therefore describe our stock rather than the company’s market share: a developer with a large completed portfolio can show fewer lots than one whose buildings are resold more often.

All prices are asking prices, not sales. For the building you pick I pull the registered Land Department transactions and show the prices deals really closed at.

Questions

One Yard Real Estate Development: questions and answers

What projects is One Yard Real Estate Development building?

Above on this page: 1 project by One Yard Real Estate Development from our catalogue, each with a passport covering floors, units, handover and bedrooms. Lots on sale, when there are any, sit right under the project.

Should I buy from One Yard Real Estate Development direct or through a broker?

The price is the same: on off-plan the developer pays the broker’s commission, not the buyer, so going straight to the sales office saves nothing. The difference is elsewhere — a developer’s sales office shows its own projects only, and will not tell you that the same thing next door is cheaper or that this project is running later than advertised. On resale and assignment the commission is the standard 2% plus VAT.

Is One Yard Real Estate Development worth buying

It depends what you are buying and why. Send me your budget and the job it has to do — I will tell you which of this developer's projects make sense right now and which I would walk past.
