−4% Reportage Properties
One of the largest private developers in the UAE by units built — but the company's roots and the bulk of its portfolio sit in Abu Dhabi and abroad, not Dubai, and its Dubai business runs through a separate arm of the group that entered the emirate later than everywhere else.

- An investor looking for a developer with genuine, nationwide delivery scale
- A buyer in the affordable to mid-price segment, the group's main focus
- Someone who values discipline carried over from Abu Dhabi's stricter development regulation
- Not for a buyer who needs a long track record specifically in Dubai — here it is shorter than in Abu Dhabi

What kind of developer this is
Who they are, and where the scale comes from
Reportage Properties was founded by shareholders with over thirty years of combined development and construction experience, and from day one stated ambitions of broad geographic reach rather than concentrating on one city. The company's first project, Leonardo Residences in Masdar City near Abu Dhabi, sold out almost entirely on its launch day and was delivered a few years later — a success that set the pace for the group's subsequent expansion.
The company claims a portfolio of several dozen projects and tens of thousands of units, making it one of the UAE's largest private developers by homes built. What matters is that this scale was not accumulated in Dubai alone but across the country and beyond it — understanding the portfolio's structure matters more than the headline figure itself.
Abu Dhabi as the base, Dubai as a later addition
The company's historical centre of business is Abu Dhabi, where development regulation has traditionally been stricter than Dubai's: more conservative capital requirements for developers and tighter control at the permitting stage. Experience built in that environment usually carries over as more disciplined internal processes — a point in the group's favour overall.
But the company entered the Dubai market later, through a separate entity, Reportage Prime Properties, registered as a developer with the Dubai Land Department relatively recently. That means, specifically for Dubai, the company's history is noticeably shorter, and it should be judged on its Dubai projects rather than its Abu Dhabi record.
What the international expansion says about the company
Beyond the UAE, the company runs projects in Egypt, Turkey, Morocco, Saudi Arabia, Uganda, Azerbaijan and Pakistan — an unusually wide footprint for a developer of this origin. On one hand, that is diversification: the company is not entirely dependent on one market and one regulatory regime. On the other, managing construction across seven or eight different jurisdictions, each with its own contractor quality, climate and regulatory maturity, is operationally demanding, and execution quality inevitably varies from country to country.
For a Dubai buyer, the international expansion is not by itself a good or bad sign — it is context worth keeping in mind: the company's scale is global, but the concrete responsibility for your building sits with the local Dubai team, not the group as a whole.
The Dubai portfolio and positioning
In Dubai, the company works mainly in the affordable to mid-price segment, with projects in outlying, still-developing districts — following the same strategy that worked in Abu Dhabi: not competing for a prestige central address, but offering a reasonable price where land is cheaper and competition for buyers is not yet as tight.
That is a deliberate and, in its own market, proven model, but it means part of the purchase's value will depend less on the developer and more on how fast infrastructure matures in the specific outlying district — a factor outside the company's own control.
Who this suits
Reportage suits an investor who values proven rather than declared scale — the group genuinely has thousands of delivered units behind it, just not all in Dubai. It suits an affordable to mid-price buyer willing to consider developing districts for a better entry price. It does not suit someone for whom the deciding factor is a long, decades-proven history specifically in Dubai: here that history is considerably shorter than the group's overall size might suggest.

All stock →What these numbers mean, and what they do not
The developer is inferred from the project name — there is no developer column in the base. So the figures describe our stock, not the company's share of the Dubai market: a developer sitting on an enormous volume of completed housing can look smaller here than one whose projects reach the resale market more often.
These are asking prices, not closed transactions. For a specific building I pull the registered Land Department sales and show where deals actually closed.

How much does a Reportage Properties apartment cost?
The median across this developer's lots in our stock is $368K (AED 1 350 000), with entry from $259K. They are drawn from asking prices in our own base and refreshed every night — a picture of current supply rather than of the official price list.
Are there discounts on Reportage Properties property?
Right now the base holds 1 lot from this developer priced below the market, with the deepest cut at 4%. The discount comes from the seller on a resale or an assignment, not from the developer: they have their own reason to exit quickly. The size of the cut is computed against comparable property by an algorithm, not typed in by a broker.
Is Reportage Properties a reliable developer?
Founded: 2014, headquartered in Abu Dhabi. A developer is checked against the Land Department’s open register rather than a brochure: it shows the licence status, the construction progress of each project and the registered escrow account. On off-plan the buyer’s money goes into that account under RERA supervision and is released against verified milestones. The full dossier is in the write-up above.
What projects is Reportage Properties building?
The site catalogue covers 1 project by Reportage Properties, each with a building passport — storeys, units, handover date and bedroom mix. They are listed above, and the “Where they build” block shows the districts with the most of its lots. Any lots on sale appear directly beneath their project.
Should I buy from Reportage Properties direct or through a broker?
For an off-plan buyer the price is identical, because the developer covers the broker’s commission. Going straight to Reportage Properties is therefore no cheaper, and the choice there is limited to its own projects — you will not get a comparison with neighbouring buildings or a candid read on handover dates. On resale and assignment the commission is standard: 2% plus VAT.
Is Reportage Properties worth buying
That depends on what you buy and why. Describe the budget and the aim — I will point out which of this developer’s buildings are justified today and which are better left alone.
