Bukadra is new ground by the canal, next to the protected lagoons, where the first projects are being built and nothing is yet occupied. The ordinary checks — walk it, look, talk to residents — do not apply. So check different things.

What cannot be checked

  • Occupancy and street life — there is nothing to count.
  • Achieved rents — they do not exist; only projections do.
  • Service charge — there is a developer's estimate, tested by nobody.
  • Management quality — owners' associations have not been formed.
  • Days on market — there have been no resales.

These are not details: they are usually the figures that decide whether a purchase works. Their absence is itself a risk, and it belongs in the price rather than being treated as neutral.

What to check instead

  • Established districts nearby. Rents, charges and selling times in the closest occupied neighbourhoods are the best available bearing, and better than any projection.
  • What is physically constrained around you. A canal, a protected reserve, a road — land that cannot be built on is the durable part of the value, and it is verifiable from designated land use rather than from a brochure.
  • What is approved on the plots around yours. In a district with no built context, your future outlook is decided entirely by other people's land.
  • How many units are due to complete in the same years. In a new district everything arrives at once, and competition for tenants is highest in the first years.
  • Transport connectivity as it exists today, driven at peak.

What to check on the property

  • Escrow account, Oqood and the project licence, by number, before any payment.
  • The main contractor and their record.
  • Progress-linked payments rather than front-loaded.
  • The delay remedy and the variation clause.
  • The projected service charge against comparable completed buildings in neighbouring districts.

Who it is wrong for

Anyone who needs income in the next few years, and anyone pricing in a finished district.
