In the dense old centre it is common for an apartment to be rented by several people together. For the owner this is a distinct model with its own economics and its own restrictions, and it is better to know them in advance.

The economics

  • The combined rent is higher than letting to a single tenant: several payers bring in more than one.
  • Wear is many times higher. More people means more load on plumbing, appliances, finishes and lifts; refurbishment cycles are shorter.
  • Turnover is higher. The occupants change more often, and every change means a void and the cost of preparing the unit.
  • Management is more intensive. A property like this needs presence and oversight, not remote ownership.

Restrictions to check

  • Building rules. The owners’ association can limit the number of occupants and alterations to the apartment; breaches lead to notices.
  • Partitions and alterations. Splitting rooms with partitions changes the layout, which needs approval — and is often simply not allowed.
  • Requirements on registering the tenancy contract and on the number of occupants.
  • The owner’s liability. Claims for breaches come to the owner, not the tenant.

How to run the numbers honestly

Do not compare gross rent with gross rent; compare net income after wear, voids and management. In this segment the gap between the two figures is at its widest: what looks like a noticeably higher yield often converges with ordinary letting once costs are counted honestly — and demands incomparably more attention.

What to check

  • The building rules, in writing, before you buy.
  • Whether existing alterations in the apartment were approved.
  • The condition of the building and the service charge collection rate — under heavy use they matter more than usual.
  • Whether there is an on-site manager.
