Mirdif is a settled family suburb, and its defining feature as an investment is not the rent level but the length of tenancy. Families move here for schools and space and then stay for years. That has an arithmetic, and it runs in both directions.

What a long tenancy is worth

  • Voids are the largest hidden cost of letting. A month empty is a month's rent gone, and it recurs every time a tenant leaves.
  • Re-letting costs money as well as time — agency commission, making good, cleaning, and often a repaint.
  • A tenant who renews for years removes both, every year. That is why an apparently lower rent in a district of long tenancies can out-earn a higher rent in a district of annual churn.
  • Long tenants also maintain the property better, because they live in it rather than pass through.

The cost that arrives late

  • Increases on a sitting tenant are capped. Dubai's rental increase rules are index-based: how much a landlord may raise the rent at renewal depends on how far the current rent sits below the market figure for comparable property, and there are notice requirements.
  • So a long tenancy drifts below market. Every year the gap widens, and the cap allows only a stepped correction rather than a jump to market.
  • This is the real trade-off: stability of income against income that lags the market. A landlord who has held the same tenant for five years is usually earning materially less than a new letting would achieve.
  • Check the index and the notice period at renewal, rather than assuming either the cap or the freedom to reset.

What to check before buying

  • Whether the property is sold with a tenant in place, at what rent, and when the tenancy ends. You inherit the contract, not a clean slate.
  • How far that rent sits below current market for comparable units — that gap is the part of the yield you cannot access yet.
  • Achieved rents nearby from live listings, and how long they sit before letting.
  • Service charge history where there is one; on a private villa, the owner's own maintenance spend instead.
  • School proximity, which is what actually drives the length of tenancy here.

Anyone planning to reset the rent to market next year, and anyone who buys a tenanted property without reading the tenancy first.
