Al Reem and Al Maryah are neighbouring Abu Dhabi islands, linked by bridges to the mainland and to each other, and both sit within the orbit of ADGM, the emirate's financial free zone. But the projects currently under construction there follow two very different entry strategies for the same growing market: affordable scale on Al Reem, branded prime on Al Maryah.
Radiant Garden on Al Reem: 27 storeys, entry from AED 548,000
Radiant Garden is a new 27-storey tower on Al Reem Island with 185 residences — studios, junior one-bedrooms, one- to three-bedroom apartments and duplexes. Prices start from AED 548,000, one of the most accessible entry points on an island where neighbouring projects, including Radiant Atrium and Radiant Terrace from the same developer, already form a small cluster under the Radiant Real Estate name. Handover is scheduled for Q4 2026 — meaning the project reaches the market before the supply peak Colliers projects for the emirate in 2028.
St. Regis The Residences on Al Maryah: a branded tower by the financial centre
A few minutes from Radiant Garden, but already on Al Maryah Island, developer SAAS Properties is building Abu Dhabi's first St. Regis residential tower — 38 storeys, around 160 residences managed by Marriott International. One- to four-bedroom apartments, duplexes and penthouses start from AED 4.6 million, with an interest-free 50/50 payment plan and a 10% down payment. Handover is set for Q4 2028. Amenities include the Horizon infinity pool, indoor and outdoor pools, the Elite Fitness Club, Sanctuary Spa, yoga and Pilates studios, a squash court, a golf simulator, a cinema, co-working space and a children's playroom.

What it means for choosing between the two islands
The nearly ninefold gap in entry price is not a "better or worse" comparison — it is two different products for two different goals. Radiant Garden is a classic entry into a growing ADGM-adjacent district at studio pricing, with a short runway to handover and minimal upfront capital.
