Al Maryah Island is a small island in central Abu Dhabi, developed as the emirate’s new central business district. It hosts Abu Dhabi Global Market — the financial free zone with its own English common law framework and courts — plus The Galleria luxury mall, Cleveland Clinic Abu Dhabi, and several international hotels.

The residential element is modest by design: a limited number of towers, notably The Address and the Al Maryah Vista schemes, in an island otherwise given over to commercial, retail, hospitality and healthcare.

It is connected to Al Reem Island and to the mainland by bridges, and it sits within a few minutes of Abu Dhabi’s traditional core.

The ADGM factor

Abu Dhabi Global Market is the emirate’s answer to DIFC: a financial free zone with its own legal system based on English common law, its own courts and its own regulator.

For financial services firms that framework is the reason to be there, and it has drawn banks, funds, family offices and increasingly digital-asset businesses onto the island.

That employment concentration is what underpins the residential market here. Tenants are well-paid financial and professional staff who want to walk to work — a narrow but high-covenant pool.

What living here is like

Genuinely urban by Abu Dhabi standards. The island is compact, walkable, and has a promenade, high-end retail at The Galleria, and a dense concentration of restaurants.

It is also almost entirely a working and visiting district. The population thins at weekends, there are no schools, and everyday amenity beyond the mall is limited.

Cleveland Clinic Abu Dhabi on the island is a genuine asset — one of the best hospitals in the region within walking distance.

The market

Small, high-quality and tightly held. Few units trade, which means comparable transactions are scarce and pricing is negotiated rather than indexed.

Rents are high in absolute terms and yields are moderate — the purchase price reflects the address and the location more than the rent does.

Void risk is low. There is consistent demand from ADGM and Cleveland Clinic staff and from professionals who want central, walkable living, and the supply is fixed by the size of the island.

Whether the unit sits inside the ADGM free zone boundary and, if so, how that affects registration and the applicable law — the position mirrors DIFC in Dubai and the process differs from mainland Abu Dhabi.

The service charge, which in a high-specification central building will not be small.

The specific view and orientation, since the island is compact and outlooks vary from open water to the neighbouring tower.

Recent comparable transactions, which will be few — treat any valuation resting on two sales with caution.

Parking allocation, which in a dense central island matters.
