One&Only Private Residences is coming to Al Maryah Island in Abu Dhabi as a 44-storey tower of about 230 metres. Sovereign investor Mubadala, developer TARAF and Kerzner International, owner of the One&Only brand, announced it on 1 October 2026. Prices and a completion date have not been published.
What do we know about One&Only Private Residences on Al Maryah Island?
It is a tower of one-, two- and three-bedroom homes, large duplexes and a single penthouse. The agreement was signed at LIVEX 2026. The number of residences, prices and delivery date were not disclosed.

Who is developing it, and who does what?
There are three roles. Mubadala is master developer and steward of Al Maryah Island. TARAF, the real estate arm of Yas Holding, leads the development. Kerzner International brings the One&Only brand and its service standard.
This is not TARAF's first address on the island. It is also building W Residences, which we covered in our piece on the capital's first W-branded homes. The developer now has two branded buildings there at different price levels.
Why are branded homes arriving on Al Maryah Island?
Because the island is the capital's financial centre. ADGM is based here, and housing demand comes from its employees and fund partners. The island is known for offices, hotels and The Galleria; homes are its newest layer.
That layer is growing quickly. Aldar and Mubadala have announced a build-out of the island's north worth more than AED 60bn, covered in our analysis of the Al Maryah expansion. One&Only takes the top price tier in that line-up.
There is a rental argument as well. Al Maryah and neighbouring Al Reem fall under ADGM jurisdiction and follow their own tenancy rules. We explained why that matters to owners in our article on the Abu Dhabi rent freeze.
What is still missing before a buyer can judge it?
Three things: a price list, a payment plan and a handover date. Without them this is an announcement, not an offer. A comparison with neighbouring buildings only becomes possible once a price per square foot is out.
The second unknown is the service charge. Hotel-branded residences carry noticeably higher charges than standard buildings, and for an investor that comes straight off the yield. Ask for the figure before reserving, not after.
The third is the unit count. A small collection holds its resale value better than a large one. So far the parties speak of a "collection of residences" without a number.
Who is this building for?
A buyer who wants an address in Abu Dhabi's business district with hotel service, not the highest possible yield. A direct link to The Galleria and water views work for living and for corporate lets.
An investor focused on income should wait for prices and compare them with completed buildings on Al Reem and Saadiyat. A brand adds a premium, and its size decides whether the deal still has a margin.
