What a single chain gives you
- Short lines of responsibility. The familiar “the developer blames the contractor” is structurally shorter here: both are the same organisation.
- A coherent district. Streets, landscaping and buildings were designed together rather than fitted to one another after the fact.
- Predictable neighbours. What appears on the next plot is decided by whoever built your building.
- One standard of upkeep instead of a patchwork of different management companies.
And the other side
- Concentration. Everything rests on one company: its problems become the problems of every phase at once.
- No external check on quality. When developer and builder are the same entity, there is no independent party with a commercial interest in holding the builder to the specification. The supervising consultant’s role grows accordingly.
- Little competition within the district — in new supply and in maintenance alike.
- The master plan gets revised. A single owner changes the phasing and content more easily than a consortium, and does so without your involvement.
What to check
- Delivered phases, in person. In a district built over years, the completed buildings are an honest forecast for the new ones.
- The service charge and community fee, with their history in delivered phases.
- Which phases are still to come and where they sit relative to you: early buyers live next to a building site.
- The supervising consultant on your project.
- Escrow, Oqood and the late-delivery clause.
- Rents and time on market in the district itself, not across MBR City as a whole.
