Damac Islands phasing plan: how to tell where construction will be next
In a large master plan it matters not only what gets built but when and where. The phasing plan tells you where the construction site will be for the next few years.
Buying into a large master plan, you choose not only a home but your place in the construction schedule. The phasing plan answers the question that matters most in the first few years: where exactly building will happen, and for how long.
What to look at in the plan
- Your phase number and the neighbouring ones. A home on the border between a completed phase and a future one lives with construction longer than one in the middle of a completed phase.
- The direction of travel. Master plans are built out in waves; it helps to know whether the wave is moving towards you or away from you.
- Where temporary access roads and storage yards will be — that means noise and truck traffic, and the plan shows it.
- What comes with your phase: whether infrastructure is delivered alongside the homes or later.
- The density of neighbouring phases. Low-rise neighbours and tall buildings next door mean a different view and a different load on the exits.
What the plan does not guarantee
- Timelines are an intention, not a commitment to you. The only commitment is for your own building, and only in your contract.
- Phasing gets revised. Plans change with demand and circumstances, and nobody asks you.
- The content can change. A plot marked as a park may receive a different use.
The practical conclusion: judge the purchase by what you will receive even if the following phases are delayed by years. Everything else is upside.
What to check
- The current phasing plan, and how it has changed since sales launched.
- What is completed and occupied today — walk it and count.
- Escrow, Oqood, the contractor and the delay clause for your building.
- The community charge forecast and what it covers during construction.
- The roads and exits as they are today.
