Town Square area profile: how to judge a Dubai community that is still filling up
A self-contained town with a park, schools and its own retail street. There is a simple way to tell whether a place like this is lived in, or so far only built.
Town Square is conceived as a self-contained town: apartments and townhouses around a park, with schools, nurseries and a retail street inside the perimeter. Communities like this fill up over years, and there is a simple way to see what stage one has reached.
How to read occupancy
It is a practical skill, and it works for any large community:
- Walk the delivered phases on a weekday evening. Lived-in balconies, lit windows and a busy retail street tell you people live here. Silence after six tells you it has so far only been built.
- Count what is actually open — schools, nurseries, clinics, supermarkets — not what is drawn on the plan. Everyday retail follows residents, so its presence is the proof of critical mass.
- Ask which phases are not yet built, and where. Early buyers live next to a building site for years.
- Look at the gaps between neighbourhoods — they show what the district will be like over the next few years.
What the community offers
- A park, paths and play areas inside the perimeter, not “in the next district”.
- A mix of formats: apartments for those who want a cheaper address, houses for families — which widens both the rental and the resale market.
- Prices below the city average for more space.
And what it costs you
- Distance. Test the commute at rush hour and in both directions — for a family tenant it is the decisive number.
- A rental market of its own. Outlying communities have their own tenant base and their own rents; emirate-wide averages do not apply.
- Slower resale, especially for houses.

- The community fee and what it pays for, with its history in delivered phases.
- Rents in the community itself, from live listings, separately for apartments and houses.
- Time on market on resale for completed properties.
- Escrow, Oqood, the contractor and the late-delivery clause for off-plan.
