A five-bedroom villa is the most sought-after format in Dubai's coastal segment, which makes it a convenient unit for comparing locations. Here is how the reference points looked on transactions towards the end of 2025.

  • Pearl Jumeirah — AED 39.5m
  • Palm Jumeirah — AED 37.8m
  • Port de la Mer — AED 22m
  • Palm Jebel Ali — AED 21.4m

What sets the gap

The near-twofold spread is explained neither by architecture nor by build quality. Three factors are at work.

  • The age of the location. Palm Jumeirah is built out, the infrastructure works and the neighbours are known. Palm Jebel Ali is under construction, and the buyer pays less precisely for the uncertainty.
  • Remaining land. Where no new plots will appear, the price rests on finite supply. Where development runs in phases, each new launch competes with the last.
  • The type of water and privacy. Direct access to the sea, a community lagoon and a water view are three different things, and the difference between them is larger than the difference between districts.

Where there are no figures

For some coastal locations — the islands with ultra-premium development, for instance — the land department does not disclose transaction statistics. The absence of data there reflects the closed nature of the deals and the small number of properties, and that itself characterises the segment: price is set by negotiation rather than by a market.

How to use this

Comparing by average price per villa is a blunt instrument: plot and house sizes differ by multiples. The correct order is to convert everything into a price per square foot of built area, look separately at plot size, and only then compare districts. A location average is good for establishing an order of magnitude and screening out obviously unsuitable options.
